I finally started my construction in my 30x50 plot in Electronic City.. I would really like to thank all the contributors in this Forum i got a lot of insights on material to be used, cost of contruction, various plans, best practices etc. I did a lot of research finally settled for a material contract .. For the Duplex its costing me 41.5L and its due to be completed by Oct/Nov 2014.. I will upload some pics soon.

Could you please share the Construction Plan and Material/Labour Quotation you got for your house.
For Duplex house the estimation of 41.5 lakhs looks like reasonable.

I prepared the material list which i provided to contractor for a quote. My built up area was 2150 sqft. However the contractor said they calculate the complete site aread 3000sqft area and its INR 1380/Sq Ft.
This will be a Turn key project. excluding the interiors (Wood work)

What is the cost being charged for parking area? In my case I have stilt floor and being charged 70% of normal cost. Just want to know if in your case there is a difference.

Hi Krishna

I my case its Flat INR 1380/Sqft for all area. I did meet a few contractors who had differential rates for Built up area, Parking, Stairs etc. however when i did the math it was coming to the same overall or slightly higher. For me the focus was more on the materials that i want and have a Fixed price contract.

Hi,
could you please provide your contractor details. Is he an architect? My architect quoted 1600 per chadra. Yours is very reasonable. Did you hire anybody to do the plan?
