Here is my experience till now

Locations of Vendors
There are three places normally people suggested.
  • Commercial street
    Kilari Road
    Godown street
Lats two are near KR market (Avenue Road

Brands, Most expensive to lowest (Only Indian company's )
Above all are good company s, with Magnum being the most expensive and good quality and Brand Name

There other company which dealers call it as commercial variety
  • President
    Jolly
    SUSU
    etc
MNC brands - Yale(Assabloy)

Categories of Fixtures
- Aluminium (Least priced)
- Stainless steel (start from 302...316) 316 is most durable with less carbon content, Kich is the only Brand as of now. disadvantage is if you use chemical is clean or use acid wash at home these may start rusting
- Brass (available in Steel coating), cost varies on quality of brass ingots they use

WILL COME UP with prices and shops names, please add more info and correct me wherever i have missed anything.

BTW- I am planing to get from Magnum, already got it from a shop, but still more fixture are there. spoke to their sales manager in Mumbai. we can order from Factory for better discount if order is more than 1,00,000. let me know if anybody interested and finalized on what they want. we can try..

Buying experience

I started from Commercial street. Their is a shop called V Dass, and he stock commercial variety materials, no discounts/anything. he says a price and no more reduction on that.

Paramanand, he stocks branded one like Magnum, offers 30% discount+Vat.

City Market, SJP Road.- After touring most of shops around Kilari Road and Go-down street, i found Esskay Agencies in Go-down street give a good deal. he said he has big show room in Jayanagar as well. he offered 35% plus some more reduction in final bill with VAT. he is stocking all the major Brands and supply to most of reputed builders (Pashmina, Brigade etc)

Plan to buy my next purchases from Him, he has Yale,Assa,Kich,Magnum etc and offers decent price compared to other. i received my magnum Hinges (Brass with steel coat) with bearing and quality is worth the prices. the minute details like each pack is accompanied by a sticker which carpenter can stick on each Hinges and peel it off when painting and polishing complete thus still getting back it's luster

Absolutely invaluable your post sir. During the house construction, we end up looking at only the bigger materials (sand, bricks etc) and absolutely miss out on quality hardware. Thank you for taking time to jot down your experience.
Can you also please post a guideline here on pricing as below.
handles- Price range
Hinges- price range
Locks- Price range

Thank you for kind words, which will enable me to write more :)

Currently i bought Hinges, Brass with steel finish

while buying Hinges you will get two option, With Bearing and without Bearing. My understanding is is Bearing ones will be more smooth compared to non bearing one and cost bit more.
You notice people telling why spend more on these, anyway it will covered with paint when painting guy does his work. A good painter need to mask these and then start painting so that we still end up getting nice and bright hinges further adding to looks

Price Range- local Brands, almost similar in looks was available for 280(brass) and the price starts from there. I used "10 iNCH Friction stay Hinges for all Windows" and 5Inch Hinges for french windows .

Friction stay Hinges, available in Ebco were priced at 265 at most fo shops, at Esskay i got it for Rs 235 (available in 302 steel only), these come in pairs, so for one window you require one pair. positive is no need to have separate stay, no swaying fo windows in wind, can adjust the window opening for your Choice. funny is the premium Apartments "Total environment" claim this as one of their uniqueness (bought 28 packs, 2 in each, for all windows)
http://www.ebco.in/friction-stay.html

Magnum 5Inch,3mm thick Brass-steel finish with Bearing Hinges were priced at 490 Including Tax and 35% discount, best price as i know (Yes it's expensive but, worth the price, spending money on good wood and polish and saving on hinges may not be good Idea, i bought 38 Hinges in total)

will add more as i purchase tower bolts and fixture and locks for doors

My carpenter has given the below list for my teak windows
1) Gate hooks - 2 inches (2 per window)
2) Gate hooks - 5 inches ( 1 per window)

I am thinking of putting 3-inch tower bolts ( 2 per window) and one Gate hooks (per window) , does this sound good
or are there any better/latest options ?
looks and durability are my points to consider.

PS: window is 5 feet height. these gate hooks allow full open or full close option only right ?
