How far is Kempegowda Layout from Railway Layout ?

Proposed kempegowda layout will be formed after the NICE road.
at least another 3-4 KMS away from the Railway Layout II Stage.

I think it is cheaper than Railway Layout. Correct me if I'm wrong.

In case you are looking for construction after 10-15 years, then its a cheaper option.

You mean to say it is expensive than Railway layout now?

There will be huge demand for BDA site whatever the price they offer. The BDA e-auction buying prices sometime more than market rate because every one to buy BDA plot. BDA is inviting application for plot i.e. Kempegowda layout after long time so for 5000 plots there will be at least 2 lakh applications.
Also there are pending application from past BDA site so that also considered when allotting the new plots.
BDA is not free of corruption so chances of allotment to genuine applications is very rare chance. Also BDA has reservations for SC, ST, Army, State Govt Employees, Central govt employees, PH, achievers of Sports/culteral/science field. There will bevery limited site available for general quota out of 5000 plots.

Hi All,

I believe you are following up with Kempegowda layout
blog for long now... you have several topics raised and
discussed before and i think this is where i can ask you few
question for which i need answers from.
since 2003, we have been waiting for site at arkavathy , its
started at 20000 sites and ending up at 8813 sites. By the
fault of BDA they did not take up the correct number of
attempts we did, instead of 7 Attempts they took it as 5
Attempts and we missed a 30 x 40 site being alloted to us.I
have applied for application review, I'm hoping for a review
committee to come with a site for us. back in 2003 the sites
were different and now it is far far costlier than before. BDA
has failed to provide service, they missed our data, put
wrong number of attempts, which made me loose a site.
There are close to 2500 people like use who have applied
( Re view ) out application for faults and correct them and
provide us site.
1)Do you think is there a possibility of getting additional
sites at Arkavathy ?

2)If BDA comes back and gives site, what rate per sq ft,
they might come with (old rate / reasonable rate / current
govt rate) ?.
3) Do you think if BDA gives the site and quote for any

Is it worth buying so far from Bangalore at 1500RS per Sq
ft.

Compared to Jayanagar 4th Block, Railway Layout is Cheaper :D .
it makes no sense to compare Railway layout with a virtual (proposed Layout).

Railway layout is in livable state with Wide Asphalted Roads and water supply, and couple of educational institutions within 1-2 Kms range like Vidyaniketana, Nirman, Mata Amritanandamayi, and one more Narayana Group of Institutions ...etc. I feel few BMTC Buses are plying near to RTO Office. Price quoted is around Rs.5,000/sq.ft.

Kempegowda Layout is just a proposed area, not even Land acquisition is complete may take enough time for allotment(At least 7 attempts for General Category applicants) and at least another 10+ years to become livable area. Speculated price is Rs. 1,500/sq.ft in the media. BDA has not given any official figure.

if you are looking for settling in next 10-15 years or as a investment, try your luck at the proposed Layout.



Patil: After BDA Review decision, if they allot you a site at Arkavathy Layout or under alternate site allotment case, then old price holds good (i think which was around Rs. 2.2 lakhs for a 9 X 12 mtr Site). But this week also we heard in media, couple of more acquired lands were denotified by BDA and many of the allot tees were not even aware of it. More over now BDA has to give 40% of the Developed land to the Land owners who gave up their land for this layout. So in all probability, total no of sites in the arkavathy layout will come down further.

If they consider your seniority and allot in a new layout, mostly you need to pay the revised price. This is my personal opinion.

I had called up BDA, as usual. answer was same, please call next week to check if the Review Dates and committee is formed or not.

Kempegowda layout applications will be out in mid of march or end of march. same as media statements.

They will try to do it before March end due to code of conduct for elections. The main reson for launching this project also to grab as much votes because land acquisition for this layout is not yet completed.
