Purva Palm Beach - Hennur Road

I came across a pre-launch on Hennur Road Purva - Palm Beach. Current rate for 2BR- 1234 sq ft is around 70L-80L inclusive everything. The project will complete 3 years from now.

Any feedback on the location please? I am considering this as a investment property but not sure if it is worth so much. I am not sure if the apt rates will increase in this area. I might be selling it after 5-6 yrs from now. Any advice please?

It's somewhere near banaswadi I believe.. I personally don't like the place.. but as far as my knowledge the rates will definitely increase.. it's one of the developing locations in b'lore
