Can anyone tell me the price of site at the newly proposed kempegowda layout near kengeri.

BDA has not officially announced any price for their proposed Kempegowda Layout.
You just need to wait and watch. Till that time, everything is just media speculation.

Hi All,

I had been to BDA office last week, BDA will call for application for sites in Kempegowda Layout between march and april 2014. This layout is total outskirt to Bangalore... Imagine near Mysore road and Magadi road. Sites will be allotted based on number of attempts and seniority. There are already 10,000 individuals who will apply for sure (people who did not get site from Arkavathy layout).

Now comes the question, is this worth a Buy?

For a BDA site under general Category atleast 5-6 attempts is required for a 30x40 site, which means you would have settled here in Bangalore for more than 25 years. Even if the site is allotted, would be willing to build a house somewhere near Magadi road? Relocate there and travel to work? If you plan to sell off the site "Remember that the site is only on lease until 10 years after which it would becomes sale deed". So is it worth to buy a site for 18 Lakhs on a new layout at the outskirts and wait for years to develop or look for alternative.

I have quoted as worth a Buy, is it worth a "TRY"?

Definitely I would apply , no chance of missing it, so that the attempts gets added up.

Kempegowda layout project will benefit more people who have settled at that region, guessing that the number of attempts 5-6 may come down to 3-4 since many are Bangaloreans wha would have settled for long time and would not want to move.

Even I go with Santosh.
Kempegowda Layout will see huge appreciation potential in the coming years.
Worth applying for it.
BDA site - 100% safe for more than 100 Years.
The only location in bangalore which is due for extension is Bangalore West. (Near Magadi Road).
I will apply for this Layout without fail.

It is not the case with all the BDA layouts, the terms and conditions(lease) are announced at the time of application call for....

Two positive things to note:

1. RATE APPRECIATION: NO matter you live there or BDA provides the amenities, the appreciation is bound to happen...it may go up to 3-4k per sqft very easily (as per my experience).
SMV layout BDA layout that is near to KG layout is quoting 5k per sq ft.. still the layout does not have the BWSSB water, proper roads, parks, etc...

2. LIVABLE AREA: Still i believe the case with KG layout is different, BDA is planning to develop the KG layout kind of a township with hospitals, schools, IT park, etc.. you don't have to come out from the township...

I believe you are following up with Kempegowda layout blog for long now... you have several topics raised and discussed before and i think this is where i can ask you few question for which i need answers from.

since 2003, we have been waiting for site at arkavathy, its started at 20000 sites and ending up at 8813 sites. By the fault of BDA they did not take up the correct number of attempts we did, instead of 7 Attempts they took it as 5 Attempts and we missed a 30 x 40 site being alloted to us.I have applied for application review, I'm hoping for a review committee to come with a site for us. back in 2003 the sites were different and now it is far far costlier than before. BDA has failed to provide service, they missed our data, put wrong number of attempts, which made me loose a site. There are close to 2500 people like use who have applied ( Re view ) out application for faults and correct them and provide us site.

1)Do you think is there a possibility of getting additional sites at Arkavathy?

2)If BDA comes back and gives site, what rate per sq ft, they might come with (old rate / reasonable rate / current govt rate) ?.
3) Do you think if BDA gives the site and quote for any amount at Arkavathy layout, I should buy it?
4)Please do let me know, More about Kempegowda layout. Is it worth buying so far from Bangalore at 1500RS per Sq ft.

I read about Clearvalue.in link on some other post, it is really awesome, we can get to know the govt rate of layouts and also locations of properly.
