Hi All,
This is an interesting site and i thought i should put my experience about getting housing plan approval..although most of the steps are already posted...however i thought i should share my experience.
Property located at: Kodipalaya Kengeri ( Near Sridhargudda)
Property dimension: 30X40 site with 650sqft built up ground floor (2 bhk) approximately 5 years old
My Requirements: G+1+2
Problem: Existing house very low compared to road & Architect suggested go for complete new building instead of doing alteration

Steps I did to get approval:
1. Got my EC with in a week's time without paying any bribe
2. Got my Khata latest extract with in 1 week with out paying any bribe
3. Got a picture presentation of my would be new house from Architect
4. Took all docs a) sale deed, b)mother sale deed c) EC d) khata extract e) Tax paid receipt f) Existing current bill g) existing housing plan approval, and went to kengeri bbm office and met a guy (bbmp staff) and struck a deal with him (for 45K) for getting approval for duplex house as i already have ground floor plan approval including everything
5. Went in the evening with all docs and all of suddenly he started telling that now it will be 55K instead of 45k, got pissed off and did not submit docs to him
6. After some research found out that my approval needs to be taken via Online and had to go to RR nagar BBMP office
7. Went there with some of my friends colleagues reference and met another case worker (very good guy) and told the charges as below
Plan print out 3k
Bribe 8k
Initial DD for Rs 125
2 DD's for the amount of 7k & 14K
Additional Rs 1000 to the guy who hands over approval plans
Note: No road cutting charges included as i already had Ground floor plan approval
8. Had to visit BBMP office 2 to 3 times as had to sign few docs and give DD's (note as read in this post, carefully examined all docs before signing for any corrections)
9. Got approval in 15 days time and was happy that i could save some money (compared to 1st guys claim)
10. Now i am in process of getting bank loan approval, its in final stages and should be done max by next week
Will keep you all posted in other forums on house construction and its process.
Note: This is a very very good forum to share your ideas, experience & best practice.

should thank this forum for guiding the process. Initially i approached for a architect help and he quoted 1-1.2 lackhs for a 30*50 plot with stilt (Car parking) plus 3 floors (GF,FF,SF). After reading this forum i decided to do on my own and tried. It all happened at 63 K of which bribe is 6 K (for approvals and movinf file) and 5K for initial sanction plan preparation and upload to BBMP portal etc (done by govt registered architects). It took me to visit BBMP office alomst 6 times but i gained knowledge of overall process and know people who are in the office. so tomorrow if someone comes for verification and creating any issues we know where to get it rectified etc..

Hi Mr.Guru,
I am new to this forum and need some help with the sanction process. My site is in Malathalli and comes under the RRNagar area. My contractor asked me to go to the BBMP office and talk to anyone who does the plan and find out how much it would cost. Since you have gone through this process could you please guide me.

Guys,

i am based out of whitefield and i need help to get a Stilt + 3 floors on a 50 * 30 plot. can someone please give me contact details of a registered architect who can prepare and upload my file ?

Hi Guys,

Plan to start construction next month on a 35x65 plot. Building 1000 sqft only as of now on ground floor. The plot is near 8th mile Tumkur road and has "B" Khata.
How much can a approved plan from BBMP cost?

@Ramk - you dont need an building plan approval as its B Khata. Authorities wont approve for B Khata.
Please correct me if i am wrong.

Hi Vijay,

Is it? I want to take bank loan and the bank official asked for BBMP approved plan and said they give loans even for B khata sites.

hi Ramki, You will not bet a building plan approval for a 'B' Katha property.

I had the same issue with my previous site which was in a BDA approved layout but had only 'B' Katha. I visited BDA office in HSR, BBMP office in Bomanahalli, BDA office Kumar park.. Met everyone from office Peon to Commissioner. Was not able to get it. I went in circles for almost 2 years finally sold of the site to a person who was not dependent on Bank Loan to construct at a No profit no loss.

I know that some NBFC do take fake building plan approval. So it depends if your taking loan from a reputed bank they will need a proper building plan approval.
