Max sq ft price in BTM 4th Stage ,1st Block

Hi All,

I have seen some 30*40 BDA Sites(North facing) in BTM 4th Stage, 1st Block-nearer to the BDA Park and Nightingale school

The Agents have quoted Per Sq.Ft Price for 2 sites between Rs.3900/- and 4000 /-.

As per the Agents ,the maximum price the owners can come down is till Rs.3875 /-

Appreciate if the members can come up with replies reagarding the maximum Sq.Ft price of 30*40 BDA Site in BTM 4th Stage, 1st Block

Can someone please reply with the current sq.ft cost in BTM 4th Stage, 1st Block.

I liked one of the sites and hence planning to go for agreemnt.Before going for agreement, I Want to confirm the max price .

It is around 3000/-pst (MAX) for BDA site at BTM-IV stage. certainly not more than that. And for non-bda site around 2000/-pst.

I have gone through the above link as well !

The current owner has taken the site for 3500/- per sq.ft in January 2010(yesterday I got a chance to look at the agreement and spoke to the previous owner as well and confirmed the price) and now as the prices have gone up(as per the agents (surprisignly)) , they are quoting it between 3900/- and 4000/-

The local residents of BTM 4th stage say that sq ft price is between 3500-4200/-

Can some one please throw some light on this!!!!! as soon as possible.

Few days back i saw ads in weekly adMag for 20x30 BDA-sites from first allotees in this location for 18-19 lacs!

Does anyone have idea DLF Township (BTM furthur extension) is close to which stage in BTM Layout and how is the connectivity to reach it, inputs will be appriciated

Intuitive_investor, the rates are coming down everywhere. It is just that some owners hold on to a price, hoping for 2008 prices or more. Just because that owner was foolish (or greedy or both) enough to pay more, doesn't mean you have to pay more and take it. There are other properties in the area that are lot cheaper like another member has pointed out. So, be smart and save yourself money. Good luck.
