New House Construction - 1460 Sqft

Hi Everybody,

I am planning to Construct a new House measuring 1460 Sq ft (40.5 X 36.1) near Manyata Tech park, Nagavara. Requesting some guidance/Inputs from your side.

1) Ground Floor - Stilt Parking (4 Cars & 4 Bikes) + Lawn/Garden
2) 1st Floor - 2 BHK & 1 BHK for rent Purpose
3) 2nd Floor - Duplex House ( 1 Living, 1 Kitchen, Dining, Pooja, 4 Bed rooms, Attached toilets )

Is the above requirement is ok ? or do I tweek my requirement

Questions :
1) Should I go for Architect or Civil Engineer
2) Current Cost of Plan approval cost, Cement, Sand, Jelly, Steel, Bricks, Paint, Labour for Construction, Labour for Electricals, Plumbing,
3) Approximately how much Chadras/Sq ft will it come for the above requirement
3) Approximate Cost estimate for this.

Additionatial Cost like Electrical items, Solar, Rain harvesting etc...

Please let me know your inputs on the same.

Chidu,

Your question is very broad... looks like you are at the very binning stage of thinking through the construction.

Looking through the planned requirement it would be minimum of 40+ Sqs of construction and estimate would be close 2 lakhs per Sq for basic construction.

1) Should I go for Architect or Civil Engineer
Since it is stilt construction, go far architect who in turn works with structural engineer. This is a must.

2) Current Cost of Plan approval cost, Cement, Sand, Jelly, Steel, Bricks, Paint, Labour for Construction, Labour for Electricals, Plumbing,
I have just started constructing my house, I am not going with contractor. Plan approval - minimum 40 K (some 36K need to be paid as DD to govt), Cement 330+ per bag, Sand (going with Robo sand), Jelly Rs26+ per SFT, Brick(yet to check, I am going with porotherm), Piant(?), Labour for Construction (25K per sq)....

3) Approximately how much Chadras/Sq ft will it come for the above requirement
40+ Sq

3) Approximate Cost estimate for this.
80+ lakhs

Hi All,

Attached here my rough Plan which I sketched as per my requirements.
I am going to discuss this with Architect, let me know your inputs if it is Ok, Is my plan Ok or any suggession is appreciated.

I changed little my requirement, now now it comes around 32-35 Chadras.

1) Ground floor (Parking + Lawn/1 BHK)
2) First Floor (Duplex house)
3) Second floor (For Rent 1 BHK/2 BHK House) Half considered

Approximately 32-36 Chadras it will come for ur requirements
Cost estimation basic means it ll be 45l to 50lac .Additionatial Cost like Electrical items, Solar, Rain harvesting its depend on your requirement.

Hi,
The attachment is missing or cannot be viewed. Also, if you build Duplex on 2nd-3rd floor and the rented one on 1st floor, then you can save space on the external staircase. I

I am currently halfway through my house construction for a similar requirement, on a 40x60 plot. My super built up is around 42 squares and I am currently on target for an all inclusive cost of around 1600 per sq.ft. (+ or - 5%) by using first quality materials.I have gone for a Labour Contract and procuring all materials myself.

- APCO Concrete blocks (8" and 4")
- Birla 53 grade Cement
- RMC from ACC (with 100% cement)
- JSW TMT Plus 500 for Steel
etc.
