Plan for 30X50 East facing site

Dear all,

I have 30 X 50 East facing plot where I am planning to construct
GF - Two BHK house for rent + 3car parking
FF+ SF - Duplex house for myself.

I request you all to help with any floor plans which suits my requirement along with basic vastu consideration.

Shivprakash, my suggestion is to get some good architect/structural engineer to get the planning, then you can share them here to listen to various views.
Please don't compromise on the planning as it's very vital for your whole house construction. Spend more time in brainstorming various factors with them, as it really adds lot of value and saves money.

Lot of thought seems to have gone into this, but my comments are as under:
1. Staircase in the front setback is definitely not allowed. Unless this is in some unregulated part of bangalore, it wont be allowed.
2. Main entry at GF is uninteresting and should be changed. Plan at GF is also too monotonous.
3. Staircase in Duplex can be reworked a lot to make it interesting and appealing. It could overlap into the bedroom at the higher level creating a pattern inside the bedroom roof which looks good and frees up space.
4. Balcony in rear of first floor is really wasted.
5. Too much space wasted in teh second floor, toilets and dress, can be planned better.

Hi Mohan,
Why is External staircase in the front setback not allowed ? Is it mentioned in the RMP 2015 (Revised Master Plan). Although staircase in front setback doesnt look visually appealing, I have seen many houses on 30x40 BBMP "A" Khata sites, with External staircase in front setback. Infact, I wanted to know the pros/cons of external staircase in front or side setback. On enquiring, I understood that if external staricase is in front setback then we get more space for construction although parking maybe reduced. If we have External staircase in the side setback, then construction area decreases though parking plan may be good. Although I find staircase in side setback much better (looks, safety, etc), I was planning for external staircase in front setback mainly for the increased construction area. Ques : What is the precise definition of SETBACK. As per my understanding, setback is the open area left within the site. However, balconies can project into the setback. Can external staircase be constructed in setback area ?? Could not find info about staircase in setback area or the exact definition of setback in RMP 2015

I am not able to see any plan attachment in this thread as discussed by others, where is the plan?

Even i had same thoughts about external staircase to have in front setback or side setback, my architect advised to have in side setback for better elevation and aesthetics and to have two cars parallel parking in a site width of 30ft. eventually he designed stairs not even in side setback but after the side setback i lost lot of construction area so i went for stilt+3Floors to gain some additional area.

In fact i argued a lot to shift the stairs to side setback and he did not agree at all and he says it is future proof, i had to accept to his design at the end.At that moment even i felt my architect is adamant but later i realized he is right and i am going with his plan.

this my two cents.

Thanks for your reply.I think the post with attachment is removed from the thread now. Prakash, can you post your house plan again.
Can you elaborate where exactly was your external staircase designed (was it in the rear setback by any chance ??) and in what sense is it future proof. Also, can you share the pros and cons of having external staircase in front Vs side setback (Aesthitically, staircase in front setback does not look good as it gives the impression that the house has been constructed solely for rental purpose). I am planning to construct on 40x50 site. Can we have staircase in setback and if yes is it prohibited to have have staircase in front setback as per BBMP/BDA byelaws ?

It is after the side setback in the in the front side and not on rear side as you think. i am attaching a plan of the stilt floor for your info,please pass on your comments on this as well.

Hi all,

Sorry that the attachments were removed unknowingly; I would like to post one more question (in fact it has put me into a big time confusion), could you all please suggest.

That while getting the drawing done, I dint notice that that total area is going to be around 4260 sqfts for the drawing and now when the drawings are done .. approval is in process ... I called up the guy who is going to do the construction activity .. he measured every bit on the drawing and the construction + finishing is touching around 66 - 70 lakhs which I never thought !!! would be, now my budget is limited to around 55 - 60 laks
I am in a totally confused with the options
1. scrap the current plan and start a new one. which will have less number of sqfts
2. or can I ask either the same guy who has done the designing or some body who can re-work on the same plan to reduce the sqfts..

please suggest.

Although I am understanding the mistake that I should have restricted the architect to not to go beyond certain sqfts or laks; the same was never hinted by the architect as well that project cost would go to these may lakhs....

So i request every body who is planing to start construction to consider all these points in prior to getting approvals and structural drawings
