Req info on South Avenue, Gottigere

Hi ,

Planning to buy a site in South Avenue through broker. He is quoting 4200 per sqft. Wanted to know is this price there or its too high. Approach is very good from Bannergatta road less than a km.

How abt layout, sanitary, drainage, water facility, legal issues or any other problems.

Where is site location?. Some sites next to JP nagar 8th phase block are illegal and broker claim it as south avenue extn. Those are cow grazing land (big apartment is in same lane). There was land lord case mostly 1st and 2nd cross (you might see board claiming ownership by land owner daughters.
Its DC converted layout and underground water level is very poor.

4200 per sqft for south avenue is tooooooo high. Unfortunately govenment guidance value was raised to 3k recently mostly because of closer distance for upcoming gottigere metro. For 4200(+100 or 200), you can easily get in anjanapura 11th block(next to royal county).

price should be around 3000 per sqft. Layout is good,with STP & drainage.

Water facility is not available (has to depend on either Borewell or Water Tankers).

Is there any chance of Cauvery water in near time? Heard from few resources bore-well needs to be drilled around 1100ft.

Saw near Anjanapura but hardly few houses were there and might need to wait for 2-3yrs. Even there water level is low due to quary.

Actually was little confused whether to go for Anjanapura BDA layout or private layouts like South Avenu.
