Is this Estimate Reasonable?

Hi,

I am constructing a G+ 2 house. I have been given this estimate(attached) by my engineer. Is this expensive or reasonable?Please let me know.
The plan in a nut shell is

Ground floor: 2 Car parking + 1 small BHK
First Floor and Second Floor: 3BHK with Double ceiling.

Ask him to justify the given rate by rate analysis . He will provide a detailed rate analysis sheet . Then it will be easy to negotiate it .

Thanks murali.Can you please let me know what is Rate analysis sheet? I am not aware of it.

Hi Srini,

I see the cost is more. Its very simple quote with PVC window frames, doors frames are sal wood , Destember painting , Non Jagur CP fittings, very less cost cerimic and verified tiles. You will get a very simple house.

if you have bandwidth to costruct the house by your own, you can accommodate Honne Wood door frames and window frames , Permier emalsion paint , Jagur CP fitting, nice high end vertified tiles and cermic tiles or granites and anchor switchs can be done for Rs 1700 / = sq.ft.

Civil labour cost per sq.ft is 240 rs.

There is 25% margin for the contractor/engineer. Definetly no one can operate for less margin, every one is operating between 25% to 30% nowadays.
My advice is if you have bandwith to construction on you own keep that as first option else go with contractor what ever the qoute that is give a common thing, if you try to reduce the things by bargain he will keep his hand in the quality of the product that he is planning to put.

On more thing in his sheet, Steel he coated 48k per Tonne but the calculation column its 58k per tonne is calculated.
Check with him about this if he says its including the bar bending labour. then he is estimating things in a very crude way.
If he says its a mistake be careful with this guy. In all the context i see a problem with this guy.

Rate analysation is a supporting Document . he will provide a detailed calculation about how he arrived the rates . It is mandatory document to justify the rates are reasonable or not . If he provided that it means he is genuine and negotiation can be done based on the given Rates . If he is not giving or simply post ponding by telling reasons then it means that he don't want to give you the clear picture .

Apart from that , before finalizing the Contract Please look in to the following points.
1. Does he is having Good Knowledge on subject or not ,
2. Did he is giving Quality product or not .
Quality is not just finishing items.
Quality has to be monitored at the time of construction ,
3. He is having Qualified people to monitor or not .
4. Can he able to provide a proper workmanship or not .

He may done so many projects , But it is not meant that he is perfect . Ultimately you are investing your money . I personally suggest you to visit his on going project along with a person who justify the Quality and workmanship . As saisuraksha told the rates looks bit higher . But if the above points are cleared and you satisfied you can bargain with him ..

It is around 2500 sqft. So it comes to around Rs 1900/sqft which is very expensive for a simple home.
Also he has not included Compound wall(need to construct 100 Rft), modular kitchen, Wardrobes and other work. I think if I go by his quote, it will easily reach 52-53 lakhs.

hi,
1900/sft is mor expensive for a simple home. I suggest u to go for item rate contract in which he has to provide a detailed rate per each type of work and material to be used. And i want to know r u constructing for ur own purpose r for rent ? please give exact construction area b'cos in estimation he has listed for 2800 sft and u r saying 2500sft which is correct.
