Is it adviceable to go with BASEMENT IN30×40

I will oblized if anybody can u help me out shall i construct with basement in my 30×40 plot, for car parking. I am in dilemma to start with basement or not. Plz help me out woth ur valuable valuable suggestions.

As per BBMP rules, Basement can't be built in 30x40 site. My relative has built basement in 2007, because of which he is paying the royalty to BBMP engineer at regular intervals.

30X40 sites doesn't come under Commercial Category. Hence Legally you can't go for Basement.
Basement is allowed only for 60X40 and higher Dimension Sites (or so) with wider Roads. First the
site need to be converted to Commercial purpose & also you will be taxed annually at commercial
slab not under Residential Slab.

Also I have learnt that cost of construction increases by 1.5 times... so it is not worth going for

I was planning construction of basement, mine is a 60x40 site, but the road is not wide, so I was told that basement permission will not be given. However, the site itself is on sloping land, the back of the site is around 8-10' lower than the front of the site, so I would have to do a lot of filling to get it to road level.

An alternative approach that I thought was that we would excavate the earth at the front to make it level with the back, so essentially we are 8-10' below road level. We would then start the stilt parking from that level and build the house from the road level. Is that going to be a problem?

As per my knowledge, u have to go for approval, Instead of that build one more floor
High and place an LIFT. It may fetch more rent.This is my recent experience.
