Requirement details and Quote from Contractor for G+2

Finally, I met one professional contractor and hr gave me a quote of 1800/sqft (1,80,000 per square) for below specs. Please do share your thoughts if this is on higher side. Do share your inputs.

• Foundation including 1:4:8 bed concrete and size stone masonry 1:3:6 plinth concrete and R.C.C. Structure.
• Construction of 8” wall. Total 9” with plaster on both sides
• Construction of 4 ” wall.
• Chajjas as specified in architectural design
• RCC roof slab M20 concreting ( as per structural drawing)
• Internal wall and ceiling plaster with lime rendering.
• External walls plastering with sponge finishing.
• Kitchen- Granite counter of 40mm thick and Granite sink 2’0” x 2’0” x depth 8” (Approx area 24 Sft)
• Vitrified flooring for Bedroom, living and Dining hall.
• Staircase granite flooring
• All window sunshades as per drawing
• Water proof concrete for terrace.
• P.C.C 1:2:4 with water proofing 3” thickness.
• Flagging concrete 2’0” feet around the building.


CERAMIC TILES:
• Bathroom : 7’ height dadooing and flooring.
• Kitchen : 2’ height dadooing above the counter and flooring.
• Pooja : 7’ height dadooing and flooring.
- For all above 3 points, provisioning for vitrified 2x2 tiles
• Main door First quality Berma Teak wood frame section as per drawing. First quality Berma Teak wood panel door with Godrej/Europa night latch and brass fittings.
• Pooja door with Berma teak wood and teak wood shutter as per design including brass fittings as per drawing.
• Bed room and Bath room door size as per drawing
• Red Sal wood frame with flush shutters for internal doors.
• Red Sal wood frame with double hone wood shutter (glass + wire mesh) for windows for bed rooms & dining as per drawing
ELECTRICAL WORK
• Electrical up-to panel board: (make-switches Crab Tree/Anchor Roma Cable Finolex/ Polycab)
• Concealed wiring using flexible PVC pipes (Avon or equivalent)
• In bedroom 3 numbers of light points, ( 4light points in Master bed) 1 Fan point in all beds, three numbers of 5 Amps and 2 way switches and one T.V. Point (cable line from terrace) and Telephone point, A.C Points and UPS points.
• Living - Four numbers of 5 Amps, 1 Fan point, 4 light points, and 2 way switches and one T.V. Point and Telephone point.
• Dining - 1 number of 5 Amps and 2 way switches and one Fan point, 2 light points and Telephone point.
• 2 numbers of 15 Amps for Kitchen, 4 numbers of 5 amps, 2 light points and 1 fan point, & one exhaust fan point
• One 15 Amps, One 5 Amps, and 2 light points, and one exhaust fan point for Bathroom
• One 15 Amps and 1 light points for Washing Area
• Staircase – 2 way light points at every alternate landings
• Terrace – 2 light points
• External – 2 light points
• Garague – 2 light points, one 15 amps point
• Pooja and store room – One 5 amps and 2 light points each
• Powder room – one light, one exhaust, and one 5 amp

PLUMBING WORK
• Sanitary and water supply: (make parryware or equivalent)
• PVC pipes for sanitary up-to internal main chamber.
• Water supply line from sump to overhead tank.
• GI pipe lines for water supply line from overhead tank to inside the building (A CLASS VARUN/EQUILANT ) and CPVC pipes for concealed water lines.
• Sanitary fixtures Chromium plated (Jaguar only)
• Bib Cock
• Pillar Cock
• Wall mixer 2-1 with shower ( Jaguar)
• EWC (White or off white OF Hindware or Cera)
• Under counter wash basin with granite counter (White Colour Hindware or Cera)
• Painting : (Asian only)
• Plastic emulsion paint for internal walls with birla putty and waterproof & weatherproof paint from outside.
• Melamine polishing for all doors and windows
• Elevation treatment as per drawing ( Laying Mangalore Tiles, Granite cladding, cornice and pergola)
• Deposits & obtaining meters from BESCOM & panel board, Earthling.
• Panel board and earthing
• External sanitary and water supply – Road cutting charges and deposits.
• Water supply line from sump to overhead tank.
• Solar water supply line and electrical point.
• RCC Sump Tank per ltr Rs. 15/-
• Over head tank Sintex per ltr Rs. 6/-
• Parapet wall normal design 6” thick solid block masonry both side plastering per sft Rs. 140/-. (Included in the quote, no extra charges)
• Compound wall 6” thick solid block masonry both side plastering painting for main gate normal design per Rft Rs. 1400/-
• Front elevation Extra design will be extra charge.

To add, he excluded Main gate, cladding, pargola (if any), garage door, any govt. charges (like BESCOM, plan approval, etc etc).. He will not cover road cutting labor, pipes requires, cables required for temp. electrical connection all that..

Sun,

Get the cost that he will be spending for each items, For example if he has mentiend floor tiles Rs 40 per sq ft. you can detect that amount and tell that you will get the tiles. Once you go the store for Rs 40 you will not like it and you will be intersted to pay more and then there will be lot of trouble to fix the amount. Same for the fitting too.

Ask for item wise amount at any point you can detect the amount and supply materials of you choices

For Concealed wire piping go for National VIP original for concrere and for wall Jothi.
PVC Supreme pipes 6 kg for ground level and 4kg for wall along with the bends and Asirvad for CPVC.

Pipes no one will cheat, they will cheat on the Bend and T joint where they will go for local items which you will not give attention for it and later invite trouble.

Hi Sun,
For cement block walls ,vitrified walls and red sal wood kind of requirements, I feel this quote is high. It should be maximum Rs. 1550 to 1600/sq.ft

I strongly believe that he is quoting too much. REDSAAL comes fro around 1200 cft in market and it is not much stronger as well.
This builder will save lot of money in sand as well. They will use filtered sand to reduce the construction cost, but it will make your iron rodes to get rusted in long go ,and not good for the life of your building.
e.g. One load of filter sand cost 17000 and onle load of actual river sand will cost you ~ 25000.

I have already gone through this panic phase. Luckily I got one very genuine builder. I have seen his previous houses, excellent in finishing and in quality. He uses all the quality material and charges around 1500 per sqft.

I am not promoting any buider here , this is just from my experience I am helping the people to get the right guy in this field.
Since it is our hard earned money , so ot should not get wasted just like that.

Has the builder any experience building vernacular houses like with laterite or clay hollow blocks?

I am not sure about laterite but he didnt build so far using hollow blocks.

Hi ashish
Could you please specify what are the specifications that you got for this quote of 1500 psft.
Also what things are excluded from this. I have also been looking for a reliable contractor from long time but either the quote is too high or too many things excluded and get added later.
Does your contractor take up everything from plan approval etc?

Hi,

Just to inform you that I have not given him full contract , it is labor contract only.
But I saw his previous houses that he constructed with material, it was excellent.
And this guy includes everything except sump work. He is using all the quality products only. When I am purchasing the material myself , then I am coming to know that in the beginning this was telling me so and so materials. I was not believing in the beginning.

I would like to start construction soon. Please let me know how much is going labour contract cost item wise. I can’t give contract on lump sum basis because i want to construct step by stem based on my income.

Constructing slope roof with laying Mangalore clay tiles on sloped roof slab on CM 1:3 band, including fixing the ridge tile on ridges withCM mixed with color pigment to match the clay tiles etc. complete.
