Have you decided to go with the layout ? Can you please update about this Astro builders/proejct ?

I have decided not to go for any sites in and around Sarjapur Road area as there is none with BDA approval except Green Park. Green Park is by Astro and is BDA approved but it is too inside and the developer quoted Rs. 2,300/- per sft 1 year back. Further there is a high tension line going right across the middle of the layout. I wonder how BDA gave an approval - This is a gross violation. Radha Reddy layout till one year back was Agricultural land and a few months back I heard it was DC-Converted. Green Villas also by Astro is only DC-Converted and developer is not getting BDA NOC leave BDA approval. I decided not to go for it. Owner did not return my advance of Rs. 10K. So be careful. I had an agrement with the land owner sites and not the developer sites.

Astro has also apartments projects. These are BDA approved but builder does not give Occupancy certificate immediately. They have completed 2 projects - Greenwood Regecny (Next to Wipro) and Silver wood (1 KM away). Their apartments are very good as they are low-rise (Ground+3). They started a new project next to Greenwood Regency and I booked one apartment there.

I am thinking of buying a revenue site near ramurthy nagar which comes under BBMP limit. DC conversin is not done. Is it safe as it comes under BBMP limit??!!

I'm have checked for a revenue site near Bagalur main road, near international airport. the documents are OK. and the developer has provided a BDA NOC. I'm not sure if it still risky to purchase. can any body suggest?

considering that area, it seems to be risky. How far it is from the ORR ?

Hi All,

Even i have seen a Revenue site near to Uttarahalli Lake which falls under BBMP. The entire layout is Revenue land(No DC Conversion). But this layout is adjacent to a very beautiful bda approved layout(very close to each other). This Revenue layout doesnt have Corporation water and UGD.Residents are expecting water in near future.. But the layout looks very decent and fit my budget. I could see many posh buildings already constructed long back and new big apartments coming up in this Revenue layout. There are also houses adjacent to the site. After reading many posts in this forum abt Khata and Building Plan Approval, i have a question.
1. Being in a Revenue land, how ppl could build such big beautiful houses?? because house construction needs Plan Approval and Plan Approval would be done only if the land is DC Converted....So how did they build?
2. If the layout is so much developed, is there any risk involved like House Demolition etc., by BDA in future because it is Revenue land?
3. I enquired some residents, they say that they get loans from Co-Operative banks only(long back they were giving loans it seems). Can this happen now?

Broker says that he can get A khata for the same in BBMP Bommanahalli Zone office as he is very close to the RO. I really wondered how he could get A Khata for the site which is not DC Converted. And i dont think BBMP started collecting Conversion Charges also..One of our forum members asked me to goto BBMP office and check this out.. So i would be doing this. Experts please anwser my above questions if possible.

1. if it had DC conversion and formerly fell under CMC or village panchayat, they had authority to sanction plan approvals, perhaps these folks built their houses prior to it becoming BBMP (and when it was CMC).
2. how does it matter if it is developed or not, demolishing of built properties has happened in Jayanagar (completely developed areas). so I would not take that risk.

Regarding A Khata, without the DC conversion and Form 9 there is no way that one could it. So beware when you are told you can get an A khata.

Did you finally pick up the site at Astro Green Villas? I am looking at some plots their hence the question...
