Urgent-Can we construct G+3 in 30x40 site?

Hi all,

I wanted to construct house in 30x40 site. 30 feet is west facing with 30 feet road.

I am planning ground floor 2 car parking with 1bhk small house.
1st,2nd floor 2BHK house.
3rd floor two single bhk/one 2bhk house.

The site is BBMP A khata. Can somebody let me know is it possible to build legally or any constrain by BBMP based on FAR or byelaws. In case of not possible legelly, then can we take deviation by paying to BBMP officially.

you will get approval for stilt floor (ground floor) + 3floor on 30x40 site. I had taken this approval one year back from BBMP.

Thanks for your reply. I was reading some documents in this site as per below link and confused. Could you please check and let me know.

(http://www.mybdasites.com/viewtopic.php?f=12&t=4086 (by Sathish V for for 30x40 site). He mentioned that As per Height Restriction, we can construct G+2, but the constructed area should not exceed 2100 sq.ft.).

ours is g+3 on a 30*40 site and as per bbmp plan approval g+3 max is 3800 sqfeet

Hi Mahesh,

Thanks for the reply. So you mean can we get approval for G+3 by maintaining 3800sqft? Because in one of discussion I have seen max is 2100 sqft. In my case road opposite to site is 30feet wide road.

Hi Manju
Max sft is controlled by the FAR available in your area as per master plan.3800 sft is possible only when you have 3 FAR (not possible unless your site in core Bangalore city)
While you calculate total built up area ,parking areas doesn't come under buildup. so maheshvivid as per his sanction dwg built area will be much less than 3800 sft for sure.
In max cases you can get up to 2.5 FAR with 40' wide road in front.

Hi,
In BDA RMP (Revised Master Plan) 2015, I see that the FAR is 1.75 for RESIDENTIAL plots less than 340sqm (3875 sqft). So, for most of the plots even in main residentail areas the FAR is 1.75. 1200*1.75 = 2100 sqft. The FAR includes open balconies, staircase, corridors and escalators. It EXCLUDES parking space, main stair case room (?? dont know what this means ?), lift shaft, lift wells, ramps, ventilation ducts, sanitary ducts and overhead tanks.

sorry i thought its total build up area ...i agree with praveen sir

in my case i got plan approval for stilt that is ground floor for parking +3floors with 2 kitchens 2800sqft and i later came to know that i could have got plan approval for 3 kitchens

as per our plan total bild up is more than 3800sqft ... it is very diffcult to build house as per bbmp plan and wat we did was got plan approval from bbmp and later we had ours and started constructing and just a day before 2nd floor roofing i got notice from bmmp enginner that we violated rules his explaination was we hadnt left setback and few other things ...one side we left 2feet nback 2.6 and east 3feet and in stilt floor we constructed few area .we had to nego with them to go ahead with the work and they have given notice to the surrounding house owner who r constructing and the said the same thing and fixed price depending up on the building violations and we settled with them and after road cutting of water sanitary they came n told us that we didnt inform them before roading cutting and again blakmailed us to send legal notice and again need to settle with them for some amount. these r the issuses wehad to face and i think it is same with most of the people.
