a. Has anybody done SBI loan processing. Need some pointers.
b. Is it okay to take un-released plot. Not released by BDA yet. The builder says it's fine and would get released soon.
c. Legally, are the papers clear. Any advise on the legal.

I am planning to book a site in phase 2. Developer has told certain documents are not available like layout plan approval, Tax Paid, BDA site release approval and EC. He told registration will be done after all these document are available and clearance of legal opinion.

hi all
its good to see a group on pioneer developers layout at hosa road

iam also planning to buy a plot there. but following are the issues

1) BDA has not released last 30 % sites (around 27 sites)and the site which iam planning lies in the last 30 %. as per BDA one can not register unreleased sites, but developer says he has already registered many sites in that lot and no issue he will get release within 10 days.
is any body in this group belong to such last 30 % sites?
2) i wanted to go with SBI laon but marketing man is insisting for AXIS or icici . i smell some issue there?
has anybody got SBI loan here ? has anybody checked with BDA for its approval (because this layout is not reflected in BDA apporved pvt layout list in BDA WEBSITE)

3) There is a village road entering in to lay out between site no 61 and 62 and exiting near site no 87 to 89 any issue with this road ?

My suggestion would be not to register. You can make agreement. . I have declined one plot after doing all verification..

Pionier Residency is a residential project offers different sizes of plots; it is developed by the Pionier Builders and Developers. The project has accessibility from both Sarjapur road and Hosur road apart from this there are good schools in the surroundings and we can see many ongoing projects on the Hosa road. As the area is little interior the price quoted by the builder seems to be higher, even though the developments happen it takes quite some time. When there are apartments available at that price somewhere close to the Hosa road why to invest on a plot at that price?
