REgistration value for 20 X 30 site as per new guidelines

Please inform the registration fee for 20 X 30 site as per the new guidelines if any body knows.

One more thing, We are planning to buy 20 X 30 site in SMV Layout 7th block, near Muddinapalya village. Please inform the sq. ft rate in this area. Your early reply is requested to finalize the deal.

New Guidance value for Sir M.V Layout 1 to 4th Block is Rs. 2,000/sq.ft.
I feel same holds good for rest of the blocks also. Worst Case another Rs. 100 - 200 will be extra.

Regarding the price, in those areas, price starts at around Rs. 4000/sq.ft.
Recently in 6th Block, for a 20X30 East facing site(near to Muddainapalya circle),
an agent quoted Rs. 27 Lakhs(negotiable).

If you are not in a hurry, you can bargain with couple of more sittings/negotiations.

Registration is (5.65 + 1)% of total guidance value. Please see whether its exactly 20x30. New BDA layouts will be in meters convert into feets to calculate.

Guidance values(Govt. rate per sq.ft) have been increased from Aug 8th depending upon area.But registration charges(5.65%+1%) remain same.

Your approx total expenses will be around 1 lakh rs ( which should include lawyer fees + bribe for reg ).

your Min registration amount will be 600 sq.ft X 2000 = Rs. 12 Lakhs

1) Stamp Duty = Rs. 12 Lakhs X 5.52 % = Rs. 66,240/-

2) Registration Charge = Rs. 12 Lakhs X 1% = Rs. 12000/-

3) Document Preparation + Misc charges = App Rs. 6000-7000

4) Misc Charges = Rs. 400-600(You Will get receipt for this)

5) Total Charges = 66240 + 12000 + 7000 + 500 =Approx. Rs. 86,000/-


Note:

1) Before drawing the DD, get it confirmed from the Sub-Registrar Office.

2) You can register the property in any of the Sub-Registrar office across the state as per your convenience.
Need not to go for the sub-Registrar office to which the site belongs.

3) Above figure includes everything. Your Lawyer fees takes care of those extra things at the Sub- Registration office with the above figure.
