To Construct or Not

Hello everybody!
I am planning to invest in a 1200 sq.ft. plot and build on it keeping in mind rental income and also a house for myself.
Could someone please guide me briefly with things like how many floors I am allowed to build? What would be the rental I could expect in a centrally located area like Richmond Town or Jayanagar?
What would be the cost of construction?
And the biggest question is, should I go ahead with my plan or just invest my money in a fixed deposit and find rental accommodation instead?

Typically, If building is built for rental (means no costly material/interiors), then rental returns will be Approx 1% of construction cost. Like in 30x40, building grnd+3 with all 1bhk or grnd+3 of 2 bhk in each floor.

My Advice is go and build, it will put u in lot of trouble and efforts. End of the day, you will be happy and you will feel you have done it :-)

Coming to financial part, if you have a tight control on materials and you have to invest lot of efforts in finding things with Cheap and best quality.
you can get for Rs 1300/= per sq.ft. you can build G + 3 floors that means G is for Car parking only. Apprx. 4000 sq ft you can build and rent at centerail areas are 1 BHK is 15k to 20k.

Does the cost of construction of 1300/SFT include every penny one would spend till the end. i.e., From borewell digging to BESCOM/BWSSB charges?. Normally the contractors quote 1300 /SFT, but that excludes many works/items. From my experience, good quality construction with quality material costs around 1600-1700 /SFT if all costs are included.

Could others share their experience?

Hi. I was also in the same doubt like you. Finally I have decided to build G+1+ One room on top house.
I have half completed the work but believe me it gives me an immense pleasure when I look at it.
I advise you should surely go for it, if you have a budget to construct.
As far as construction price is concerned you can get it done with in 1500sqt including all the things with high quality material.
My builder is very genuine and honest guy and I am very happy with him.

Same with me as aashish.lg has mentioned. 1500/sqft you can get pretty decent material and good finish of your dream home,only challenge is to find good contractor and I was lucky with it.

I already own an apartment in Hebbal but my workplace is at MG Road
I am considering selling the flat and buying a plot somewhere in the center of the city coz the traffic and commuting to work and back is getting too much
It would be nice to save time, save money on fuel, save energy, and get home early, and also make some money from rentals
All I hope is that I won't regret selling my apartment in Hebbal coz prices in North Bangalore are shooting up like crazy

Hi
I have shortlisted a 35*35 site with an old house constructed on it.Its a G+2 with no parking and an internal staircase connecting all the floors
Is it possible to have an external staircase and divide each floor into individual units by sealing the internal staircase?
Is it ok to to build an extra floor and have a G+3?
What could be the advantages/disadvantages of a 35*35 over a 30*40 or a 40*30?
