Depreciation in ruppee will make NRI's investment in property.I read in TOI Bangalore property developers have seen increase in number of enquires made by NRI's from last 15-20 days.

Many branded developers are very clever, they take the money from NRI's only in Dollars.
So for a NRI, it makes no difference even when the rupee value depreciated nearly 20% this year.
But for a developers its a huge profit.

Already cost of imported goods have risen sharply. I am losing abt Rs50000 wrt Feb in LG Hausys UPVC windows & they are saying it may rise further.

The eventual transaction is still in rupees. I don't think it is legal to do real estate transactions in India in terms of Dollars.

In any event, rupee falling is actually a double edged sword. On the one hand, buying properties in India using Dollars become cheaper; on the other, the investment you make gets diminished if rupee falls further.

All builders, layout developers in bangalore are tragetting only NRI and black money holders they dont ever care for common salaried Indian Citizen... Government should make a rule that for any apartment project, or layout in India..
There should be reservation system, say 100 flats in a apartment, or 100 sites in a layout needs to be distributed based on economic strength of the buyer...
as 5% for NRI, 10% for Higher Income Group- Indian Citizen(HIG), 40% for Middle Income Group Indian Citizen(MIG), 45% for Lower Income Group Indian Citizen(LIG)
In current situation in our very corrupt India apartments/sites are sold by developers for Only NRI and Very High Income Group Citizens.. where should other people go?
There is no social justice...
I think people who really cares for Society need to group together and file a case in Supreme court agaisnt all builders in India to follow the pattren of Reservation in Projects as per HIG, LIG, MIG...
until then these builders will keep looting public money and make common man a foool , we keep watching this destructive things in society and keep quite...
Any sincere lawyer who cares for society if comes forward, and support people like us...... i am ready to file a case in Supreme Court for Public Welfare cause..
just for only 10% of NRI's and Higher Income Group people why should other 90% of our Indian Citizens should struggle in Life???
our young couples who both work in IT or in Metros are falling into this predator system by taking huge composite loans (husband + wife loans ) to make builder rich and they are in direct compitation with NRI for highest junk unrealistic prices ... and you go to any family court there is hell lot of divorce cases because for job loss, hefty loans, family disputes...
If Prime minister of country , or Chief minister of state cannot afford a 3bhk apartment/house in good areas in bangalore or other metro cities with their salaries? how can a common man afford it??
Wake upppp India, else we will have freedom for just name sake....

I guess it should be other way. Like there should be a check on amount of investment NRI can make within stipulated time period, so that it will slightly bring control on NRI money inflow and helps market to correct!
