what is a certified sale deed?

Can someone please tell me what is a "certified copy of sale deed" and how to obtain one? thanks.

HI idlebrain,

certified copy of sale deed is duplicate copy of sale deed which anyone can obtain from respective sub-registrar office by giving application and by paying nominal fee. every sale deed will have a number and CD number, so when u apply, u get xerox of scanned original copy.

Do you have any idea how long this will take to get a certified copy? Do we need to attach any copies/documents to the Application form?

hi Idlebrain,

one will get it in matter of days( with in a week max). one has to fill a form with sale deed document number, etc. if u know anyone in that concerned subregistrar office, u can get it in same day by paying bribe. do not ask me how much is the bribe. ok..it all depends on how many certified copies, ec's etc u want ..best of luck.

Is any one can guide me if the original sale deed is lost can the property can be sold through certified sale deed,or what is the process.

Hi malavan,

if sale deed is lost by owner, one(owner) has to issue a notification in a leading newspaper about the loss. one can use certified sale deed also. newspaper notification will be better.

1. if one is really interested, while entering agreement, mention this in your terms and conditions (if no paper advt by seller).

2. you can get a RATIFICATION DEED from seller saying he / she lost sale deed in transit or any other and he / she didnt give any GPA or agreement etc for the corresponding schedule property. check with your lawyer. give a bit more to lawyer as his fee , then he will only tell all the things to safeguard your transaction.

I am planning to buy a plot which belongs to Begur BBMP office.I want certified copies of sale deeds where do i apply do get those?
