I was planning to buy an apartment in Ajmera Infinity. I would like to know if there is any issue with Ajmera Infinity. Is it OK to buy??

Hi,
Presently they are quoting 2615 per sqft. It comes close to 42L for their 1300 sqft 3BHK homes. 1700 sqft 3BHKs cost close to 52L. And they have sky apartments of 2500sqft for which the asking price is close to 100L. 2BHK of 1087 sqft costs close to 35L. All the costs given here are inclusive of all the charges including registration.
If anyone is looking for 1700 sqft 3BHKs, NeoTown is launching their second project which is of same size and budget is also around the same(between 50L to 60L). This project has private garden and balcony for each apartment. The only problem is it will take another 2 years(minimum) to complete the construction.

IMHO somebody should be real crazy to buy such super inflated flats and that too in electronic city! Such flats which were inflated even at Rs 25-Lacs are insanely being marketed at over 40-lacs. (few months back same builder was quoting 2100 pst negotiable!)
To quote one person from another reputed forum: "The right price for electronics city – area around Wipro gate can not be more than 2000/sq ft. There are just too many flats in that area. Concorde and Ajmera has close to 2000 apartments coming up in next one year. Goel Ganga builders have one big project.genesis ecosphere is another one (almost completed). Other than big builders, there are at least 10 buildings with more than 20 flats each. Add some 200 villas of concorde sillicon valley to this number and you have close to 3500 families in future living in that area. If somebody invested for rental income, there’d be too much supply bu less demand."
Add more than 1000 flats from Ittina Mahaveer (1800pst but pathetic construction/amenities/litigations and what not) and even more from Neo-town.
Please for your own sake do some researching and wait few months for this unreal-state to become real again. God save us all from these super greedy builders and super fools who fall for such hideous gimmicks.

Regarding Pre-EMI: Mr. Mehta was very clear that the Pre-EMI will stop on owners receiving intimation of possession. For the first batch of people who have got the letters it would mean that they would have to start paying from September onwards. However, when many people raised concern for the same on account of non-livable condition, he advised the owners to send a representation via mail to him so that he can take it up with Ajmera management. On the livability condition, Mr. Mehta confirmed that by October the apartments would be livable in terms of cordoning off, parking, access road, security,etc.
> Regarding Approval for G,H,I block modification: He confirmed that it would not be a problem since there is no change in the sanctioned plan, it is only the modification within the sanctioned plan which has to be approved and it would be done on “as built†basis and would come over a period of time.
> Regarding OC: The Partial OC for G-N Blocks would be obtained with 6-8 months. Answering to people’s concern around staying in an apartment which does not have Occupancy Certificate, he said it was perfectly legal since there are clearances from multiple departments involved and it takes time.
> Regarding Possession process: He would invite the owners to visit their apartments after Aug 15 and if there are some rectifications needed Ajmera will do the same in 7-15 days time and intimate the owners for a re-inspection when the rectification is done. However, he emphasized that the rectification would be done only after all required payments have been made by the owners.
> Regarding power: Till such time individual connections (meters) are installed by BESCOM, the apartments would be supplied the 3 phase temporary power by BESCOM which is currently being used for construction. Actually, I went ahead and booked a 3BHK, but the very next day, I came to know about the dispute between MFAR and Ajmera. MFAR has stopped all the construction activity for Phase I and has walked out of the project. When I contacted their Ajmera Sales Manager, what he told me is "Contractors will come and go, customers need not worry about it".
Anyway, I cancelled my booking . Now all the phase I construction activities are done by Sub Contractors of MFAR (Ajmera, somhow managed to rope in some subcontractors). And I am not sure who is going to complete the Phase II construction activities.
