I just got introduced to a young team of architect and civil engineer who also does project management and execution. They are very professional in knowledge and approach but they dont use the conventional system of quoting on basis of per sqft. I have given them my building plans and have asked them to give me a quote. They prepare quantity estimates and quote on that basis. Mostly they have experience working in big contruction companies and now they have started their own work so I think they will take more interest in my project.
I think this way I can control the quality aspect and also i can be flexible in choice of material and specsification to be used.
Lets see how their quotation works out as compared to my contractor at my other building. If you want their contact PM me.

If you are looking for labor contract, lakshman - 'no. Removed', from my personal experience. He is soft spoken, well behaved and straight forward person. Wont try to cheat and gives right advise from his experience.

I take back my word. He has lot of projects and now doing not so great work. Chewed more than he can swallow...
