I checked your with quotes vs one i got for my house (You can check mine in one my posts here) seems fine, i mean there are few thing which my contractor has put more but few things where he has put less compared to mine. but at least your's look little less than mine
I was speaking to contractor and he did mentioned that he can always quote less and can make 100 way where without even a smallest hint he can make money (and i believe o this , for me all these quotes are given by architect and contractor has worked with her from past 2~3 years, since i am spending good amount on architect i wanted to go with contractor whom she is more comfortable working with.
as i write this there is major change which contractor suggested after starting excavation, and it was easy to get everybody working since they already know each other

Always better to go with an item-wise contract. Please discuss with your architect to make sure all construction items are covered. If you do your due diligence there will be no dispute. There will be no question of non-tender items. We have been in the construction industry for 45 years and have always worked with item rates. Rates that are based on sqft. are open to disputes.
Something around 1500-1550 is a good rate in an item-wise contract. Don't push the contractor too much because even though he may agree, he will compromise on the quality. You are obviously not going to be at the site everyday so there will be ample opportunity for the contractor to use less cement, reinforcement, etc. You have to go with someone who you think is trustworthy after looking at his/her previous works and talking to their clients. Also, please request your contractor to give you a more detailed estimation where he clearly mentions all the brands.

if it is own house n not for rented purpose then go for honne wood frames for door and window or teak wood but never go for red sal frames and the size they have mentioned is less 5*2 1/2 for red sal

Regarding the wood selection, I agree with maheshvivid2003 that Redsal is very tricky to choose as there are many types of red sal ranging from 900 to 1200 and it is easy to get cheated. It is better to buy known wood types and Honne or Teak can be reliably chosen. If you compare the overall cost difference between red sal and Honne usage, it would not be significant as redsal is used only for frames and for all shutters, honne/teak is anyway used. Also as per my carpenter, 5x2.5 inch section in honne will not be an issue whereas in redsal it could be an issue due to bending, cracks etc. If we uncover any issue in wood in future, it would be hard to repair and it is advisable to spend little more on reliable wood and save on other items like tiles, fixtures if needed.

Yes 1400-1500 is the rate going on since I myself am a contractor. If it goes above this then it will be only for luxury items involved. Else this is the ongoing rate.

Hi All,
Am planning to construct a gf+ff+sf(sf will have only one bedroom and staircase headroom). Am planning to go with Clayblocks throughout with the exception of Stone in the elevation.(total built up area will be 2400)
Could someone please let me know whether the below rates are reasonable:
1. Providing size stone masonary in super structure using hammered dressed stones on one face with CM 1:6 upto plinth level = 125 rs/cft
2. Conbstructing size stone masonary in super structure in CM 1:6 with neatly chiseled dressed size stone on both the sides = 375 rs/cft
3. Providing and constructing 9" thick brick masonary in super structure with Cm 1:6 using best quality table moulded bricks : GF = 185 Rs/cft, FF = 195 Rs/cft, SF = 205 Rs/cft, Paraphet wall = 205 Rs/cft
4. 4 1/2 " thick partition walls in CM 1:4 at all floors: 100 Rs/cft
5. Hollow clay block masonary in CM 1:6 8" thick at all floors = 190Rs/sft
6. Roof Slab 6" thick with filler block = 200 Rs/sft
