Hi Guys,

I received latest item wise quote from my contractor.For 31.5 Chedra he has quoted 51.25 lakh. I am attaching this for your review and comments all inputs will be appreciated.

I did not find anything on electrical fittings and plumbing and sanitary fittings. Is it considered in quote by contractor or not?

He is quoting almost 162000/- Per Chadara which is Looks high price .Try to negotiate with him . If you need any further information you can PM me

I too felt its on higher side .Electrical fittings will be cable Finolex switches Finolex/Havells/Schnedier. Sanitary fittings -Jaguar-Florentine- hindware/Roca/Cera .

Plumbing no idea but pipes i remember Ashirvad not sure if there are anything else in it...

If you calculate the Qty of the Electrical & Plumbing and it wont make such a huge difference . But still try to get two or three Quotations from other contractor also .
You can clearly insist him your requirements regarding the branded materials . I think he can reduce the price .

Is it better to agree say 1.5 lakh per chedra or should i say itemwise quote .Which is a win win situation for both house owner and contracter.

item rate contract is always better, keep getting better ideas from friend and family as the construction progresses, in Item rate contract you can includes those changes, contractor will not have any problem as you pay him for the work completed

If we go Item wise , there is a chance for contractor to claim non tender items . It means at the end of the day he will surely bring some items which were not mentioned ..

But to monitor and control the Quality Item wise contrast is always good .
Points you should keep in your Mind while opting Item wise contract Is .

1. Finalize the Materials and Its Brands .
2. If any case wee need to execute the Item which has not mentioned Earlier , It has to Brought to Owners Notice well in Advance .

If you Negotiate Well i think you can Bring him some where 1.4 Lakh .

All the Best . But Discuss every thing well in advance to minimize the Disputes .
Being a Civil engineer having 15 years of experience in Construction Industry I can advice one important thing is Put every thing on Paper .
