Hi,
Did anyone tried to check bda approved layout chart and find this layout name and its approval number? I am trying but not finding any such details. I am only seeing that this layout is bda approved by the sellers on different sites. But bda has not included this layout in the approved layout list. Am I missing something here.

It never goes Property tax option. Any Trick.
Anyone have the screen shot of the same. If yes, please send me.
Also anyone has got his/her loan sanctioned through SBI for this layout site. If yes, please provide the details.

My 2 cents is if you are not convinced please drop the deal. FYI: i researched a lot and bought one here in Kannur.
GPA is not only for Kannur, all Kanakashree lyts have GPA.....

we finally registered our plot in byrathi after almost 2 years of searching all over bangalore for a decent plot

An update, visited the Kannur layout today.
saw that electrical lines are almost completely drawn with connection to transformers, and work was ongoing for the remaining ones.

As we posted in December, we registered a plot in Byrathi. We have got 40+ years of history for this plot and survey number. The forum advocate, Mr. Murali scrutinized the documents and found them to be clear. We applied loan from 2 banks, HDFC and SBI. SBI took a really long time (~2 months) for getting the legal verification. As time was running out, we went ahead with HDFC. Couple of days after registration, I got a call from the SBI lawyer that the papers are fine, and she wants to see the originals to give verification report. We also got a copy of the original layout plan from BDA office (not through the society), so we are sure everything is proper.
Regarding GPA, we took the common-sense approach (some may see it as a risk). We felt the GPA was unregistered simply because it was legally valid at that time and it saves them money. They don't want to do consent signature now, because its a lot of effort. While we wish we got the consent signature, we felt its highly unlikely a dispute would arise here (refer to previous discussion on GPA). If someone is highly risk-averse, they may call off the deal because of GPA. But, we just took the risk.
Just wanted to put some facts out there, and clear a few doubts about the layout. But, remember, the layout is composed of multiple survey numbers. Though all these survey numbers share the same recent history (last ~5 years or so), the earlier history could be entirely different for each. So, its very important to go through each plot's/land's legal history separately.
