Regarding Contractor rates

Hi,
I am planning to construct a G+2 floor house (10 + 10 + 4 = 24 chadara).
{GF-> CarParking for 1 car + 2 BR house FF-> 2BR house SF-> 1 spacious room+Kitchen+Toilet}
The contractor has given me rates of around 1.25 Lakhs per chadra.
But, this does not involve wardrobes, showcase, sump, tank, parapet, compound walls.
--->In the agreement, he mentioned that vitrified tiles of Rs 45/- will be provided.
In case, I want granite, I have to bear the extra cost.
--->I am going for WALL BASED CONSTRUCTION and not pillar based.

Can anyone tell me
1)Is the rate reasonable ?
