Feedback on Golden Serenity

I have posted similar one in another thread, but did not get attention and hence posting again in General Category.

Golden Developers seems to coming up with a gated layout called Golden Serenity before Sarjapur after Dommasandra circle. This is coming little ahead of Krystal Coral community. The layout is not approved and they claim that approval will be in place in 6 months and we can assume for 1 - 1.5 years. The price quoted is surprisingly more than 2200 per sqft when there is no approval and we need to cross the railway gate (the one close to Decathlon). On top of this, they are expecting a huge advance for this price and we can not go for bank loan. On their side, they are comparing with Confident layouts in Sarjapur - Attibele road which is going around 1500 (Not sure with the hype created by the developer in new paper about sites sold in an hour...)

Any feedback on the project and price will be appreciated.
