Please verify the estimate

Respected members,

I am about to construct a duplex house on a 30*40 site.

The total built up area including both ground and first floor comes to 2270 sq ft.

I asked my contractor 2 estimates

1) vitrified tiles , Normal load bearing structure : close to 40.2 L

2) granite , Pillar : close to 49 L

I am uploading a detailed estimate here. could you please verify if this is a reasonable estimate? In my opinion, he has quoted 15 to 20 % more.

Any help would be appreciated.

How is the sqft area measured? Wall to wall or Roof to Roof. And how is the rating differentiated for extensions like balcony/parking/etc.
Normally for wall to wall, its rated for full chadra rate and extensions are half chadra rate. We need to negotiate.
Myself have got 150000 per Chadra for G+2 Floors. 2300 sqft Wall to Wall and 750 sqft are extensions like balcony, parking, external staircase, 1 small room in terrace, sump, compound wall and gate. This is for Pillar construction with granite, Teak wood (main/pooja), sal door (rooms), Birla Super/TMT/SRT bricks etc. My contractor is not agreeing for wardrobes/SS railings and put as extra cost. This is the normal rate contractors are quoting.
My opinion, is ideally 145000 should work out for both contractors and owners for pillar/granite/wardrobes construction.

blackstallion, Thank you for your input. I am new to this and I think your points are valid questions. I will discuss the Rs/sq ft for extensions. I think he has quoted wall to wall + projections.

The quote is itemized quote. So this does not really translate to Rs/chadara. I cannot comment on the quoted rates as I am not familiar with the cost of construction today. One needs to be wary of the quantities in itemized quote. the estimated quantities are usually on the lower side, making the quote look attractive, usually billed quantities are higher and for the same sq feet construction, your bill will be higher.

Thanks tvsh, Is there a format in which I could get a detailed estimate in rs/chadara? If any forum member could give any such template, it would be of lot of help.
Being new to construction, I am finding it hard to get a proper picture of what my contractor is up to!
