shabini's post says everything just look at phase 1 reseller plot and if you feel that it meets your requirements and legally everything is ok then you can go ahead since you get a released plot with basic facilities. at the end all that matters is whether plot has all papers clear and you(and your family) like it

Do you know the site number in phase 1 which is up for sale ( Rs 2300) ? , There is one site which is close to the lake and that site is available for long time but no buyers yet . So it depends on site location and facing in phase 1 as well. people are quoting Rs 3000 for few corner sites in phase 1.

I did a site visit yesterday. Only 2 regular 30x40 sites are available near the HT wire line and a couple of irregular sites. Among the unreleased sites again only a few odd sites above 2000sft are available. If someone is planning to check it out, its better to do a site personally as some sites may suddenly become available due to someone backing out etc. I met a person there whose friend had bought a site in Phase 1 about 4-5 years back. There has been very little development since then. He also mentioned that the street lights do not work at night. I think they are not switched on because currently there's no one staying there. Pace of development is an issue that potential buyers needs to look at.

Hi sriram and shabini,

I booked an east facing plot in phase2 which was in 60% released quota and is open for registration. I have got the documents and it is under scrutiny from my lawyer. But I feel like I have done a mistake, I have paid him a booking amount of 1L where as I feel I should have only paid a token advance 10k or 15k until everything comes out clean, even though I have full confidence on the developer. What is your opinion?

I am not aware of anyone booked with lesser advance. I know about some 5-6 members who all booked atleast 1L to 2.5 Lakh...
But anyway u have already given, hope that u wont find any issues with document.
For any doc issues, hopefully u should get back the amount...

Hi Kiran

Even I was very unwilling to pay so much just for booking and getting the documents. Although i negotiated I could not get it reduced. However during the legal verification they were helpful with arranging all documents and provided all the documents which I asked even though my verification took a long time. Hopefully you will find that the documents are ok and wont have to worry about it. All the best. Do let us know once everything is ok. Maybe you can share the survey number here so that is anyone already has a plot there they can also confirm that papers are ok.

The plot I have booked is in phase 2 and bears the survey number 56. If anyone has verified this survey number please share it with me .
