I think it will be difficult to get Nobel Residency plot for Rs2000...
If you are planning to buy from developer, pls make sure those plots are part of the original layout plan and has DC conversion.

We are inquiring for a site for my relative in Nobel residency. Broker says 3000 - could negotiate and come down to 2700 or 2800 for a 40 x 60.
I see lot of posts saying price for this area should not be more than 2000 for this area. I read the same last year when I was trying to buy one. Going by the posts in this forum, I tried searching for around 2000 for almost 6 months, but could not find a single seller for that price. There were a few demanding 2400. Finally got one 40 x 60 for 2290 in Feb 2012.
Basically, while there may be some general pricing guidelines, it is mostly governed by supply demand. As I saw in this area, owners seem to be expecting prices to increase, and are holding on to their sites. Few who want to sell are asking for more. So if you think this is a good area for you to settle down, and can shell out the asking price of an owner, you should go for it. Overall, I feel the area is good, and has some huge apartments being constructed near by which will boost commercial activity (shops/super markets) in next couple of years (SNN Raj). It falls on a connecting road between BG road and Elec City, so should see improvement in connectivity. As on today, the nearest bus stop on Bannerghatta side is 1.2 kms (Kammanahalli) and on Begur road is .5 kms, but not sure of bus frequency. Personal vehicle is a must as of today. Good school in the vicinity, with BVM Global in the area itself. I am not sure if the place earmarked for park will be handed to BBMP or will be retained by the developer.

Thank you so much.. even I feel area is good but commutation is a problem.. roads are not so wide...we can buy plot now and may construct after couple of years.. I am trying to find out good plot in the similar range you mentioned..
