Plot Prices in Kodipalya,Bangalore

Hi friends,

I have shortlisted a property in Kodipalya(Near Kengeri), its not a big layout the developer has converted a small piece of land into 26 sites and selling it.
He says its DC converted A Khata but there is no Approval Plan(The reason he is giving is that plans are approved only for layouts of minimum 10 acres)
It comes under BBMP limits , Hemmigepura Ward.
There is 30 years EC, also few banks have approved loans for some buyers in the same layout.
I have below questions on which i would like to get a clarifications from the experts in this forum:
1) Is it safe to go for this property without a Approval plan if loan is approved from any bank?
2) If the developer has a A Khata for the complete land after a plot from that land is registered to me will that be become a B Khata property by default?
3) Is there any other documents which i need to ask the developer?

Please help me as i am a first time buyer.

Prices in Kodipalya will be around Rs.1300-Rs.1800, but as for i know, Annapoorneshwari layout in Kodipalya, with good amenities quoting price upto Rs.1800.

I got an offer day before at the same area in Sathya Sai layout, near to Coconut plantation. What may be the current market price at this layout? Seller is quoting around 2400 slightly negotiable. I am yet to get any of the documents.

Did you finalize the plot in Kodipalya? Is this plot close to a School cum College?

May be close to that school/college but not sure as its a small piece of land. I backed out as i was not convinced with the document part. Had some litigation long back and the case closure file was not mentioned properly. So my lawyer was not convinced and i followed him.
But i am quite strict when i comes to documentation and people make fun of me saying that i will not be able to buy a property if i go into that details .. But i dont care i need a pakka property with all clear titles.
Better take the docs to a lawyer he may be having a different view, all the best.
