Two things - the reseller is selling a plot in phase 1 which was sold at 1800-2000 in 2008-2009 maybe. Developer is selling in phase 2 which is formed now. The reseller maybe selling based on the price he bought and developer at a new price for phase 2. Another thing is have you seen the location of both the plots? There are some plots in phase 1 which are towards the corner. These may be quoted less.
One more thing is when I decided to buy I had also seen similar ads for 2300 but when I called up they were quoting more or were from a real estate agent. Another thing about the price in phase 2 is when I spoke to lichfl who is financing the plot loans the price they were estimating was 2400. As you know banks estimate atleast 50 rupees less than market value or based on last agreement value. After I finished legal opinion and agreement etc which took 45 days a month ago LIC had revised the rate to around 2600.
I think if you have really liked the layout you should get the vacant plot numbers from the developer over email and also know the plot numbers of the reseller. There are a couple of ppl living here or almost finished construction whom I spoke to before purchasing.Then you could visit on weekends and talk to them. Keep both options open and go for the one you like, anyway whether from developer or from reseller you will be getting the documents verified from a good lawyer

From what I've seen, the resellers always quote lower than builder. You can see the same trend in Nandanvana, Nisarga, Vatika, etc layouts as you must be aware of. From the point of view of a buyer, a buyer would always prefer buying directly from builder than an individual. Its just a matter of lesser links in the chain is safer. With a good builder, one can be almost 100% sure that he'll not cheat and you'll get the site in your name. An individual can always cheat you and sell it off to 2 people, for example. So an individual has to price it lower for the deal to be attractive to a potential buyer even if the 2 sites in question are right next to each other.

A very valid point by Jupiter. Lesser the number of ppl in the chain the better unless the difference in price between the two is too significant.

adroit did u decide to buy here? i visited last week ... i am searching from long time when compared to b khata sites asking for 2000 and a khata no bda asking 2500 this layout is worth i felt. also far away sites in anjapura and bsk are at 3500.... this is less than 1 km from hosur main road and new metro station also so many apartments shops around. i was expecting price to be 3000 when i first saw the layout then after searching on net saw 2500 etc ... only problem as others said is the last 200 metres of road but roads are now getting tarred everywhere so this might also solve soon.

If it is okay, then I would want to be part of this group too as I am interested in buying here. My purpose is not investment but construction maximum within a year or less if possible.

I visited this layout today and am pretty much interested in buying a plot here. But only 40% unreleased plots are available here.
Is it fine to go ahead with it or is it a gamble?
I saw the phase 1 and it looked pretty old! Is it worth investing 25% of the amount and waiting for atleast a month or two (according to the builder) for registration?
Is it possible that BDA wont approve the rest 40%?
I felt that the development in this layout is very slow, what if the builder delays work further?
