1. AFAIK there are no litigations in both phase 1 and phase 2. But I have got the papers related to my survey number only verified so if you decide to proceed do so after getting the papers related to your survey number verified by a good lawyer. Also ask that there are no problems from IDBI bank that were there earlier.
2. The layout is BDA approved and comes under BBMP now. So you can get the proper BBMP khata. The developer only helps get khata if you want but charges a little extra for that.
3. I think 10 homes atleast should come up in a year. I think a realistic target can be two years on a safer side for ~25 homes to come up. But this is just guess work.
4. I am not sure about the price. I saw ads from 2300 to recently 2800. Try to negotiate hard and buy around 2500-2600. If you are able to get for 2300 that would be nice.
Phase 2 is nearer to the road and in the center of the layout however phase 1 has roads etc already developed whereas phase 2 i just nearing completion.

What are the dimensions that you are looking for? If it is 1200sqft as per the developer in phase 2 there were very few plots available(not sure if it is true ).
Maybe you can consider buying from other ppl also if you get a good price and in better location.

yes I am looking at 1200 sft plot. a Person Named Rajeev Told me that they are available. But Not sure what facing and all. I also have a reseller whose plot is 1200 sft west facing quoting 2300 psft. When developer himself is quoting 2700 why is the reseller quoting 2300 is my doubt ?
This is in Phase 1.
Anyhow Iam planning to meet up both the developer and the reseller and then decide.

They are quoting 2500 onwards in the website. So they probably quoted high to you and then bringing it down to call it as discount. It would be better if you check out some more plots in that area to get better idea how the rates are varying locationwise. A difference of 200/sft would make sense only if they are for odd sites vs even sites.

Another point is I think most of the plots that the developer has may be unreleased plots for which release will happen once development is complete(As per developer 1-2 months). On the other hand reseller's plot is in phase 1 which is already complete so you can register immediately.
Price aspect was confusing for me too as I said before - Maruti layout opposite to Duo City some sites were quoted at 2600 in ads. This layout is not BDA approved but only DC converted. Duo being BDA approved was quoted between 2300 and 2800.
Best thing would be to speak to both guys and then take a decision based on the price and location etc

Assuming I bought a site at 1000 Rs psft , then the developer would have bought that land from some farmer in acres and his cost p sft would be maximum of 100 rs pre development and 300 post development.
the developer sells it to me at 1000 rs psft. so he has made his profit...
Now I have bought at 1000 Rs, so I will wait for cost to come to 2000 p sft and then sell it to make good profit.
Where as developer can still sell it at 1500 ps ft , since his over all cost from direct farmer after development also id still 300 p sft only.
moreover developers want to finish off that project and move on to some toher but for resellers it may be 1 or 2 sites in his hand. so he may wait for very good profit booking.
So I think resellers quote more than developers.
