Verification of bank approved apartment

Is it a must to get a legal verification by ourselves for an apartment that is already approved by various banks? In particular, I'm interested in one called Gunina Felisa in Jyothinagar, Gottigere. It is BBMP approved under construction project and pre-approved by State Bank of Mysore, Union Bank of India, GIC, Indiabulls, etc. One other bank I spoke to said they have rejected application for that project. The sales agent was not able to give me any details as he said that is all there is mentioned in there system. I'm not sure if he meant that the application rejected was because of the apartment or the eligibility of the loan seeker.

Please advise, how to proceed further. Also if I need to make my own verification done, I'd be thankful if someone can PM me a reliable lawyer who can get it done quick.

Hi Jupiter,

I also went and saw Gunina Felisa. Before proceeding further with them, I would like to know the feedback
from you specifically in respect of the legal side and quality of construction side.

Legal feedback was positive but I would always advise that you get it done once yourself so that your lawyer can go through all the stuff and explain to you and you can understand everything before proceeding. In such things, what maybe okay for me may not be okay for you. Which flat have you enquired about? There are only 2-3 flats left now I think so you better hurry.

Thanks for your reply. By the bye, how do you feel the quality of construction. Have you booked any flat in that.
Price they are charging Rs.2650 psf (basic rate) and Rs.3050 psf (all inclusive). Is this the rate, they charged for
you also.

Yes the quoted price is the same. Compared to other under construction flats in the area that I visited, this works out cheaper in terms of per sq ft. Although you must note that BWSSB/Cauvery charges are not included in this.

Quality of construction I am not sure of since I'm not an expert in that matter. I usually check for asymmetries in construction which perhaps indicate to some extent the quality and note to detail, e.g., the stairs will not equal in shape or aligned, pillars/beams asymmetry, stuff like that. In many apartments, the staircases are quite narrow unlike here where he has given enough space I think. You should get someone knowledgeable in these things and get doubts cleared. Though I believe the real quality is something that you will make out only after a couple of years. Obvious things you can make out immediately or maybe after first monsoon :P

There are about 2-3 other flats in the same area by the same builder which are older. You can probably check out with the residents there. There's one apartment called Deepa in the same road. If you take one of those rights and go inside there's another flat called some Manzil. Not sure of the exact name.
