Rashi Gateway, Nelamangala

Sites are quoted at 1000 psft at Rashi Gateway, Nelamangala. Only 30X50 and 60X40 sites are available. Connectivity from Bangalore is good. Layout is not fully formed yet. Is it worth investing?

Hi Radhika,

I have booked the plot here around 15-20 days back. I have booked 30*50 north-east corner plot. I have booked just based on the previous record of the developer. I am have seen two previous layouts(one in magadi road and one near international airport - rashi orchids) developed by Rashi. I have personally seen these two layouts and the layouts are very good and on that basis i have booked the plot. govt plan is to make dabaspet as industrial hub not sure when it is going to be implemented.

@Rudra, thanks for the reply. I've booked 60X40 east facing site. Heard that there's KHB colony coming up adjacent to this layout.
I think the area around Dabaspet is already a industry hub with many idustries like Kirloskar, Armani etc.

I think they are quoting now Rs1000. initial offer was Rs950. for corner sites 10% more. Mine is north east corner site,15% premium.

we need to get the site registered in our name in this Rashi Gateway. Just having double mind whether to go for this site or not.

What you all think about this location nelamangala? is it worth investing here ?

or should i look for properties near Bagalur (near international airport) where KIADBA aerospace park is coming...

I just visited Rashi Gateway today. This layout is well just near toll gate on Tumkur road (The last toll before Tumkur). The layout is still in its formation and has 3 high tension electric lines running. All the area below these high tension wires is made into parks but still there may be few sites that will get buzzing noise.

Also only few sites have been allotted which are not at center. The rest are with held by developer and may be release only when development is done. There is plan to do 2nd phase but really wonder when will it kick in.

Meanwhile I am aware of other Rashi properties - Rashi residency on magadi road and Rashi Orchard near ITC factory, BIAL. Both these layouts are looking good with good occupancy in Residency.

The layout is surrounded by couple of factories and I really wonder if it is worth Rs 1000.

Any comments or suggestions?
