for 2400 sqft what is the kind of budget i should think off with decent materials...

in my case i built 6000 sqft for 60 lakh including interiors (excluding living room furnitures but including wardrobes(4 nos with ply and laminate), 1 wardrobe + Modular kitchen with rubber wood shutters). Fittings (Jaguar/RAK) tiles (imported) blocks (APCO), Indus TMT steel, RMC m20 mixes for all concrete work, 16 pillars 9 of them of 2 ft width, paint (BERGER high end), fabrication (cast iron designs), wood (Anwatti teak for main and puja doors, Red sal for frames and honne shutters), jacuzzi (high tide), Murals for elevation, Saint gobain for glass, Finolex cables and Roma Viola switches, imported LED spot lights (50+).

I still believe with careful planning and good floor plan, you can get decent high end house constructed in less than a lakh. With the experience i have gained now, i plan to construct one more and sell it as other source of income.

To Reachmahesh - sure, sent you PM and email with labor contractors. Do your homework/research and get atleast 80% prepared before starting off

I am also starting construction in Sarjapur Road (Near Wipro Office) in my 30*40 South Facing plot.

I will be starting around Viajaya Dasami festival and planning to finish in 6-8 months time.

My plan is to construct approx. 700 SFT 2BHK in G/F with 1 car park. + 900 SFT in F/F and 250 SFT in S/F.

Total area could be around 1850 SFT.

As i got so many inputs from this forum (i am a regular reader of this forum) about construction, i would like to start with borwell onwards.

I have not planned yet and not consulted with any architect/contractor till now, but i request you to provide me some good references of architect for plan and a good contractor.

Thanks everyone. Attatching the puja room photos (please note that this photo was taken before finishing), look at the teak wood (anwatti teak which is like hunsur teak, which has more oil contents and grains better than burma teak). Also this is an example how we can have luxurious puja room with minimal cost. look at the puja mantap i got this done for 6K including tiles. 2 days labour (900 rs + (tiles + laying) = 5K)

1) Cement?
2) Steel?
3) Brick?
4) Wires?
5)Switches?
6)Sanitarty wares?
7) Wood for main door & Room doors(Frame & Shutters)?
8) Sand?
9)Paints?
10) Jalli stones
Any other important materials that I may have been missed.
