I would suggest you to go with the full contract through a good contractor. I have been doing my home with only labor contract and believe me, this has hit my personal and work life badly. You can contact above given contractor, Mr. Kumar and he can suggest you the best option, whether you do with him or not.

Friends....the decision is subjective. Click the URL for the price achieved with a labour contract.

The full contract does not absolve your responsibilities of monitoring the progress on an daily basis. Also, the quality & the quantity of the material use is very very subjective with the contractors. Everyone out here is to make money & none are holy souls. With the price escalation @ left/ right/ center, how do you expect the contractor to stick to a certain agreed price??? Buffering costs/ wastage charges again are meaningless. Believe me....the minimum markup for the contractor will not be less than 20 ~ 30%....this in my personal opinion is a good money to save.

Everybody is taking care of themselves, so should we.
20 to 30% cost saved is equivalent to 3 to 5 years of our earning, or it could be more
Building a own house is dream for all of us, but it is also a commitment, hence we need to adjust our routine to provide time for construction related work for 6 months to year.

It doesn't make sense to me that,
I work hard in office to make money and then give it away to someone
I pay for the agreed product but get delivery of substandard product
