there is always trust deficency from the both the end. this can be avoided by educating the client and in trasprancy way

more often than not the building owners get cheated as they can't monitor the construction all the time. Most of them end up accepting the cheats. If the building owners have money/muscle power the scenario may reverse as well.

Totally agree with BengaluruBoy. Contractor have tons of tricks to cheat and they bank on our unavailability at the site.
One of them is, even if you get contractor to agree that major work like RCC will happen on weekend so that you can monitor, they will smartly plan and postpone it, they will state we didnt get this or that guy didnt come, some BS. and on Monday/weekday, work will get done double the pace.

Hi guys,
In my opinion a clear agreement with specifications mentioned clearly will help either owner or contractor or architect if at all they get cheated one knows why and where it happened.Most cases people don't even know where they are cheated leads in to baseless arguments.
I have seen hundreds of contracts that are just name sake.Owners are always happy to see the flooring cost ,cement,steel and sand used to be in contract.
A building is not just made of cement,sand,steel,brick there are more than 100 items to be listed out in contract.Not that owners are educated (they are not educated about clear contract systems)
A proper clear civil contract(to residential sector) doesn't mean strong legal document, it should give clear cut picture of what owner expecting from contractor not reverse (that happens in 95% contracts).When every one knows about curing,cement mix ratio,brick quality ,steel quality why don't they right the same in contract in simple language?
**** Never ever go by contractor sweet oral promises ,keep it in writing even a simple wording is enough.
