Recommend good building contractor and architect

Hi All,
I am Mahesh, New joinee to the club.
We are Planning to construct a house in 40*60 plot at aecs kudlu.
Please recomend good and reliable building contractors and architects from your experience

80% of Architects are cheats never hire architect.This is my personal exp as i have lost 2lakh paying to one of my architect for doing a work not worth 50,000.Please be aware .I can give me may instances.

1.They never check quality of construction
2.They are never available when you want them you need to wait for them for your work to get some hopeless ideas
3.My architect gave me breakups like upon selection of tiles 10k,which she didn't come and i purchased it all and paid 10k
4. She never came during RCC - reviewed remotely by asking some question to mastry(contractor)
5. Architects are good for getting initial drafts(for which u pay 10k),you need structural engineer or manage with experienced mastry.

--My sincere advice to you never hire architect for consulting beyond initial draft.You can ask anyone else who have hired architect and believe me most of them will say no to architect.Ok if you have lots of money and planning to build 100*200 house better hire some good architect who are really brilliant.

HI Sudhu kumar,
Looks like you have a very good opinion and experience with architects ...
To clarify the doubts any one have here about the architects scope in a project depends purely on what you demand .
A doctor can treat a patient not nursing him .
Architect will design and execute it ,its not practically possible to be at site all the time (its a site in-charge duty ).As an architect i am not just supporting us.
Architect is expertise in design not mass production, he knows what quality he is looking for and how to achieve the quality. There are many examples in my carrier where i work hard and contractors goof up .There should be a balance between the architect and contractor.Going with a professional architect and un-educated contractor you cannot expect wonders in your project rather it will screw the whole work.
Architects will not help you in saving the money while constructing rather they help you not to waste the money.

I disagree. it is beneficial to have architects. but like in any field - there are good and bad representatives. so do your research and hire the architect. best way to go about it is, to talk to your friends and relatives and after that visit the projects by the architect, interview them and also check their style (most have their preferred styles and it should match your interest and lifestyle).

We recently finished our house, had hired an architect and I felt it was all helpful, starting with design to purchasing of materials. Not only did he suggest good options, he provided leads to good sources and got us discounts. After all that, I even got interior design help from him for no additional charge.

Yes i agree with blrsiteseeker and Praveen.In my case i didn't get any help that you guys are talking about .I am paying architect but doing everything on my own like doing research where i get good tiles which is better etc.I hired architect as i was not aware of many things and to avoid getting cheated.However i got very good experience in home building.

Also i don't expect architect to be there near the construction all the time at least when they come they can discuss many things but they never do it as they will not have time,reason being they will be doing 5-10 projects at a time as they want to make quick money and may get retire soon.Yes as in all fields there are good and bad guys in this field also.If you are lucky you get good architect else you get bad guys.

We are constructing a 3 story Independent building with a young & Genuine builder who is so scared to God when it comes to cheating even 1% of what he committed to us.
