BDA distributes Rs. 20 crore to 32 land losers.

The Bangalore Development Authority (BDA) on Wednesday tried out a new experiment of going to the villages where land acquisition for the proposed Nadaprabhu Kempe Gowda Layout is in progress and handed over the cheques to land losers on the spot.
The BDA had issued final notification to acquire 4,048 acres spread over 12 villages. To speed up the acquisition process, a BDA statement said, a mobile office was set up at Kenchanapura in Bangalore South taluk.
“The documents of the land owners were verified and compensation was issued through cheque,” the statement added.
As many as 32 cheques were distributed to the owners in Kenchanapura, Bheemanakuppe, Pamasandra, Kommaghatta, Kannelli, Sulikere and K. Krishnasagara.
The amount distributed by Commissioner of BDA Pradip Singh Kharola, was over Rs. 20 crore, the statement added.

1. Will there be Political Issue to form the layout:
Overall the current political situation is too bad in India. Karnataka is still better as infra projects such as flyovers, metro, etc. are getting developed. No party has good leaders with maturity.
Till not not even a single layout formed since 2003 is a major concern for BDA and for the govt, they are answerable to public and which is sensitive and also to please the middle class for vote. I have met the asst commissioner of BDA last month and he mentioned like that. For the new layouts, BDA is giving 40% developed land in lieu of compensation and as well as 2 bonus plots for one acre, hence farmers have co-operated with BDA and signed the agreements. It is very much profitable for the landlords.
2. Will there be any land aquisition issues to delay?
Why will the landlords oppose when they are getting 40% developed land or 80 lakhs to one crore per acre as compensation and as well as 2 bonus plots for one acre, hence farmers would be eager to provide the land and have provided already(I have the proof for that). Moreover the current running land rates are much below what BDA has offered. Layout Krishnappa (Developed SLN city, adjacent to this area) and other private developers (SMM, renal garden) have bought the land starting from 20lakhs in that locality ie. Magadi road to Mysore road belt(MM belt). Why not give the land to BDA for higher price? Now BDA has changed the land acquisition policy after the arkavathy issue. Arkavathy layout is a different issue altogether, as everyone knows, farmers have been provided only 5to 8 lakhs per acre. Hence farmers agitated to give land and will agitate forever for sure...
Latest developments:
Good part is that BDA has paid 50% compensation for the farmers (who have given all the documents). I have met few farmers last week and gathered this info.
New trend setting by BDA for new layouts:
BDA has learned a lesson after unsuccessfull in providing the basic amenities in anjanapura, bsk 6th stage. Hence this will not be like the old BDA layouts which have been developed a decade. This will be model layout which will have Villas, apartments, plots, etcc. with all amenities and kind of a township(Told by BDA commissioner Bharat lal meena) (Search in google also if anybody does not believe). There is a Mini vidhan souda coming up in this layout (sulekere forest land).
Final and most important for a IT person like me is IT park. The land for IT park is sanctioned in this same layout which will be PPP basis (refer the 2 week back TOI paper)
I have done all this research because I am an eligible candidate for allotment in this layout, i was unsuccessful in last 2 attempt (made from my father's name). My seniority is due, hopefully I might be lucky this time.
Please shout if anybody is sailing in the same bout......

as soon as BDA completes the 4k land acquisition. if you look at the previous layouts(anjanapura, BSK 6) statistics..
I would expect it will be in 2013...

I had been to BDA office today, We have issues with number of attempts. which is not sorted out, may be the data will be updated in data base tomorrow. There was a widow who had came to office to check if she can apply for site with her husbands registration which already had 2 attempts. BDA officials said, yes she could do that when the call for next layout but this will be same dimension or less than the current. It is going to be new rates... for sites. She asked after Arkavathy layout proposal, New proposals have not come, then when can i expect a call for... BDA official said... Jan 2013 there will be call for Kempegowda layout and most of the issues with this project have resolved and hence they are expecting smooth flow compared to Arkavathy layout. However... These sites will be costly since compensations are paid for land owner and market price is also high.
One satisfaction you can think about is... If you get a site it would be great, because upcoming projects after this will have Flat/Apartment concept. Dont know how efficient that project will go.
Our attempts is total 7, but the bda records had only 3 attempts and hence we missed 30x40 site in Arkavathy layout. We applied for data update in 2006 but bda did not process the request for us since the issue was in court , now most of the issue in Arkavathy is solved. I applied for application review in Feb 2012, this month i.e Nov 2012, we got approval from the commissioner. Hope when the applications are called for Kempegowda layout everything is in place for applying. Or May be we will ask for leftover sites in Arkavathy layout.
One satisfaction you can think about is... If you get a site it would be great, because upcoming projects after this will have Flat/Apartment concept. Dont know how efficient that project will go.
