I have shortlisted a BDA approved plot of 40x60 N facing in Vysya Bank Layout, close to the bus stop / park. The road is quite wide (30') unlike other roads in this layout. The site is about 300 m from the lake. Please advise me on:
1/ The prevailing rates in this layout. The seller is quoting Rs 2650 / sq ft and is not negotiable.
2/ Will this be a mosquito menace as it is close to lake (Arakere lake)?
3/ Will this be prone to flooding in the rainy season as it is close to the lake?
4/ BMTC bus passes in front of this site (last bus stop) once every half an hour or so. Will this be a nuisance?
I am looking into each and every detail as this is for immediate construction for living and not for investment.

yes, if the lake gets polluted over a period of time. No, if the lake is well maintained

kere kodi pakka site idre , it would result in flooding. proper storm drain would mitigate this problem

yes, pollution would be more. dust would be high.

The lake has lot of weeds and cleaning it will take sometime. Even though the Lake Development Authority is expected to take care of the lakes, I presume that they would first consider only Big lakes and then turn up to smaller ones like this.
Another issue I noticed last week was that water was flowing in the storm water drain (mori) in front of the site. There is a lake drain (rajakaluve) in the road behind this site and am not sure whether the water was from there. In monsoon time, I feel that there would be more lake water flow into the storm water drain, even though it is 200 m from the kere kodi (lake bank). What do you say?
