Advice - BBMP A khata plots in BSK 6th stage

Hi,

I did go through a offer which is BBMP ‘A’ KHATHA VILLA PLOTS in BANASHANKARI 6TH STAGE ON KANAKPURA ROAD. INDIVIDUAL ‘A’ KHATHA SITES IN BANASHANKARI 6TH STAGE.Electricity and water connections to each plot. Individual sewerage .

1.I want to know if we can buy such plots in a layout developed by some developers. Is it safe?
2.what are the things to be looked into before buying these plots.
3.will these plots fetch the same rate as BDA plots in future?
4.Currently i am shortlisting few BDA plots which are of dimension 20*30 in 6th stage. my current budget allows me only to buy a 20*30 bda site...but for the same budget i can buy a 30*40 in these layout but BBMP plots. I am tempted with this offer but i am afraid and i dont want to loose my money.

Can someone please through some light on this.
