Geown developer's layout with plantation plots

Hi,

Few of my friends have invested with Geown developer on the electronics city-sarjapur corridor. They have few more projects between varthur-sarjapur.

This are farm land converted to plantation land and selling it as farm houses with panchayat plan approval.
- No loan available
- No DC conversion
- Construction possible on 25% land only. Mainly people use it as farm or weekend house.

Can members comment, what is this plantation conversion and what are drawback of buying such land. I see some comment about cheating on web for this developers, but when I asked my friend, they said, it is just deal gone bad, so don't pay attention.

Please help.

What is the cost psqft these projects??

It should be around 650-700psft. Note that it is 2km inside the main road.

Any help regarding plantation conversion will be good.

Is conversion from farmland to plantation is possible? what is the feature risk buying plantation site. Any inputs on plantation site is appericiated.

Well, I got this clarified.

Yes, it is possible, but need to show plantation in the area. Basically they use a loophole in Karnataka Land Act.
Actually, most of the farm houses you see on outskirts follow this model as per my findings.
