My personal opinion:

RMC - Expensive & works faster. Not very durable.
Traditional - Economical/ Customized quality/ Durable & slightly time consuming.

the current market rate is from 20k or higher roof to rof area measurement and also depends on the quality of labour

which includes labour+earth work+centering+barbending+staircase+compoundwall

from june2012 my house construction started n i hav given labour contract for 20k which includes the things which i mentioned above

nobody in market quote less than 19k if he does then ther might b a catch n also see his work before deciding

200 for which includes labour+earth work+centering+barbending+staircase+compoundwall

Can you please clarify the below as it would really help?

1. You mentioned compound wall , does it include compound flooring as well?
2.Earth work - does it include for compound wall/interior wall.
3.Is water prooffing included?
4.Is scaffholding included?
5.Does it include the column/pillars/foundation belt boxes rent as well?
6. Does it include the foundation for compound/interior wall?

Can you please elaborate what is excluded in this 200 as it seems everything is getting covered in 200 then it is very good?

How much you are giving just for for digging for sump?

plasting of compound passage and also the parking area is included included if u want to go for floor tiles its not included

2.Earth work - does it include for compound wall/interior wall?
yes compound wall is included then earthwork ,laying stone ie foundation n wall n plasting interior wall also

3.Is water prooffing included?
yes he hasnt used much for his previous construction if we provide water proof material then he will do it (for ex sump is in underconstruction i willbe providing water proof material which will be mixed with cement for plastering )

4.Is scaffholding included?
it is included i think ...for exterior wall plasting n other things material is provided by him ...

5.Does it include the column/pillars/foundation belt boxes rent as well?
yes it is included ..recently did colums n beams it is paid by him

6. Does it include the foundation for compound/interior wall?
yes ......2day disscussed this he its not neccessary if we want he will do it (1 coarse is enough)will do for interior wall as well


earthwork for 12 colums using jcb 1day n next day 3 people he paid 23k and for sump he paid rs 2850 done by 5 people 6rs per cft

he felt bad coz it costed him more n was regreting that he should agreed for earth work

for simple elevation (plain design for window lintel and under roof mesh ...should not include much of barbending work like mesh deisgn for windows n in front elevation) then he charge as per the design n i dont think it will cost much

the rate is for for g+3 floors as per design have two staircase one is external and other one is for duplex for this specification the rate is 20k

Thanks for sharing.

You got a nice deal ,but for me still haven;t got anybody who can do at this rate of 200 inclusive of everything even compound wall as most of them limiting to pillar to pillar to internal with all external work at half rate.

even earth work nobody is including as they calculate from plinth level ,that also got lucky being included .

i heard a lot of horror stories of laour contractor so before deciding i asked few labour contractor and also checked ther work all were quating 22k standard as of now n no earthwork included and some go by site to site meaurement and just roof area .....i saw a bungalow near my house the finishing was exccelent he was quoting 23k site area measurement which includes evrything and in bungalow lot of exterior n designs r involved as per archtect guidence he will do wat ever design he gives n he didnt come down from 22.5k however my specification is simple just g+3 floors in 30*40 site a simple house according to my budget n for any decent labour contract it will be easy for him to contruct my house n just shortlisted to few who was doing similar work so my contractor did a decent finishing and also he has around 20yrs of exp and he was refered by my carpenter and very reliable person and most importantly dont have any bad habits that is very rare to see in labors....so i shorlisted him....he isnt taking much work just two projects as of now

we have our 30*40 site in Gottigere- Bannarghatta road area & we are planing start house construction on March-2013 & we are planing for G+2 floors with medium budget not too high.

before starting construction lil home work is neccessary just enquire few material contractors according to ur specification n based on that u can design ur budget ... next yr means u have to enquire on jan or feb 2013 ...obviously prices may increase if my budget is 130k per square may not be the same next yr it will increase lil bit

Thanks for the information, after few months we sure visit your construction site & we can talk with ur contractor too & check his construction quality too,
may be in march-2013 your building would be in finishing stage.
where u get it done design the floor plan and structural and elevation? how much costed?
who is looking technical things in construction site? have u hired any civil engineer?
pls give some info about building plan approval?
if possible pls share ur floor plan,
