House design

I have recently finalised on a property in a gated community . The size of the plot is 40 * 68, me and my cousin brother are going to buy this plot and construct house on it. Our plan is to break the plot into two 20 * 68 size and construct a row houses , sharing the common wall. The size of the plot is very odd so i want to be careful when constructing and at the design phase.

I am trying to get view and advices on this , has any one seen or constructed any similar type of houses recently , if yes can you pls share the details. Does this looks feasable option from house design point of view. I also tried doing googling but couldn;t locate good sites which can show some design plans for odd shape lands, if any one knows good sites pls do share with me.

excuse me, final size 20x68 shall be utterly hopeless.
you shall need atleast 6 ft passage here and there.

better go for understanding with multiple floors.
then 40*68 shall be really great usage.

I too feel 20x68 is hopeless.. It looks like train-coach :roll:

If u havent got registered yet then - why dont u search 30x40 site in same gated layout?? If its not there u can atleast get 40x60 where 60ft side is along road.. So that u can split into two 30*40 sites.

As ngupta says Multiple-floors is surely better idea if u hav already purchased this site.. but in future if u want to sell single unit its very difficult..

it can be done. as common walls are going to be there, we can take total site into consideration and plan according to ur requirements.

Hi ravi,
What you said is true,this concept can be worked .But one should accept innovative ideas. 20x60 is a very linear proportion ,working on different levels ,ventilating it from top, etc...we can get good spaces.
And Nalin
Think in very easy way of 6' passages or

20X60 is not at all a descent dimension to build the house. One of my relative is having a house in 20X60 ft near vijayanagar with a single b/r in the back side and planned for construction in the front portion. As already the neighbouring plot owners have built their houses to the full plot size, it is made him non-sense to for construction and he is trying his best to sell of the plot in as is condition. But there are no buyers for him, even though he is ready to sell of at 20% discount to the market balue.
secondly with the such a narrow width, providing good cross ventilation with sufficient windows is critical or looks very odd design with lot of compromises. Even if you leave 3 ft passage on either side and if your neighbour construction to the maximum site dimension, then also you will not get good ventilaiton and fresh air to your house. At a later stage, if you want to sell it also, you will not get a even a reasonable market value for your 20X60 plot(Even you consider the bulding value is zero).

Best way is to purchase the plot in the joint name and build one above the other with good architecture. Else both of you just keep it as an investment and don't go for construction at all.

Hi Praveen,

Mr Hari Krishnan has already finalised a plot. so we have to design according to site. i understand these things we can discuss in person and come out with many designs taking his requirements etc.

if his question is "what is the ideal size to construct a row house?" , then we can give many suggestions.

but he wants to construct 2 row houses in a 40X68 which is very much possible.

Instead of dividing it to 2 20X68 Plots, I think you can do one more thing. You can divide it to 2* 30X34 plots, and leave some 10 sft on one side, so that, inner plot person can use this as a road for entering into his plot.

So that you can have good setbacks on the sides.
