Roads(without tar),sanitary,street lamps are done, pavement are in progress for phase 1, phase 2 ground leveling is in progress, i also saw some progress happening in park area.

Just went to the site over the weekend. All cross roads are done with Concrete, looks really good. Park area is leveled, phase 2 is also leveled. Checked in Phase 1, all plots have Drainage pipe, water pipe and electricity cable done. Pavements are done, street light poles are present though it is not fixed with lights.

I have been quoted Rs 3000 per sq.ft for a phase 2 east facing plot, This is an increase of Rs 200 per sq ft compared to what has been posted every ad I have seen so far in web. Has anyone bought from them in this month in phase II? They are saying that the rate is not negotiable. To me, Rs 3000 per sq. ft seems too high to me. I saw their ads for Rs 2700 till late Dec, So a hike of Rs 200 per sq. ft (Rs 100 is for east facing plot) in 3 weeks period seems too high to me, hence would appreciate any info or guidance..

Confident group is coming up with a layout in the same road. Of course it is not BDA approved yet and it is in the pre-pre-launch state. They are quoting 2600 for East facing. Something to consider I guess.

i have booked a plot in Zonasha retreat in second phase.

They said BDA approval is due in April/May time frame.
But until now i haven't heard any progress about it.

Does anyone have updates about it.
Have you got your site registered.

Thanks for your quick reply. I sent a request to join the yahoo group yesterday and it is still pending approval of the moderator.
yesterday i had spoken to Leo , he said that he will call us for collecting papers next week, the same reply i got in June when i checked with him.

if not should all the people who have booked in phase 2 meet the Zonasha officials to know what is the status of BDA approval.
why is the delay. if they make the entire process transparent it will be good.Rather than we keep puzzling.

Buying a property in Zonasha retreat is a bad idea i would say. Here are my personal experience and the facts for justification.
1. The approach is very bad there is a railway gate in between.
2. I dont think the approach road is going to improve in far far far future also.
3. I was staying in rented house very next to skylark Arcadia untill end of 2011. The house owner is skylark arcadia land owner(given land to skylark for JD) and i know him very well and the inner details of dev, land issues, etc..
4. I would say it is really horrible area, just like a jungle. It use to take 1 hour to go to ITPL office in morning and evening timings because of railway gate traffic jam....every 10 mins there is a gate closure.
5. The roads are very narrow, pathetic roads, big patholes. Most importantly there is a mugging issue after 8pm, not safe even if you come by car....

Sorry if it hurts for the ones who have bought.....

Latest update:
Phase-2 remaining 40% sites khata has been released by BDA. Now there are few 1500 sq ft sites left. Zonasha is considering increase in price. I guess its high time to book one @ 3500. The ROB work in Hoodi has been put on fast track and all roads have been patched up. I also saw some road widening activity happening near SJR eternity. Do any of you guys know more about it?
