I am looking at a property in BCC layout. I am aware of the farmer and court order issues. I have verified the documents and as per my lawyer they are clear.

My seller is quoting 1800 per sqft. Is it the going rate? The other brokers I checked are quoting 2000!!

Depends on where the site is in the layout. if it is close to kanakapura road (< 1 km), then I would say it is a great deal assuming that legal is clear on it. Where can we find BDA approved sites at that price anywhere in Bangalore close to proposed metro?

In general, the layout has not had as much transactions as other layouts because of the litigation. If parts of the layout is clear of legal issues, it is a matter of time before it starts to match neighboring layouts like BCMC or Balaji layout both of which are quoting 3400-4000 Rs/sq feet. Granted these layouts are closer to main road and developed- so may be they will have a premium of 1000 Rs. Still 1800 seems a good deal.

If the site is faraway from main road, check on the access roads and compare with similar properties (say Narayana nagar 2nd block which is 2 KM from kanakapura main road or Anjanapura layout) which are not as developed like BCC. Even there, 1800 is a good price I think.

I do see a lot of potential for this society once their legal issues get sorted out. I was more interested in this locality since Metro station will give a boost.
