From what I have seen, POP borders requires good maintenance. The paints on PoP need regular maintenance compared to the conventional cement plastered walls.

I would warn you not to go for POP. You may consider Gypsum. See below some extract i got from some website..
"Gypsum is formed as the result of evaporating sea water in massive prehistoric basins. In terms of its chemical composition, it is Calcium Sulphate Di-hydrate (CaSO4.2H2O) and inherently contains 21% water by molecular weight (which POP does not have)
Gypsum products have been used for centuries in the construction space and are the material of choice because of gypsum’s unique properties. It has excellent insulation properties both thermal and acoustic and can offer very good passive fire protection, moisture resistance, impact resistance and vapour control when used in combination with the right systems.
What is internal Plaster?
When a wall is constructed with brick or block, they are finished with a coat of plaster which is called internal plastering. Internal plastering has traditionally been done through a process of sand-cement plastering finished with POP/Neru pruning.
This is a two stage process and involves multiple elements like sand, cement and water which is mixed onsite. This form of plastering is being slowly replaced by a direct single coat application of gypsum plaster.
The oldest example of usage of gypsum as an internal plaster is found in the Pyramids of Giza in Egypt which were lined with gypsum stucco plaster centuries ago and are still intact, which is proof of the durability & performance of this product.

POP you can get for as low as Rs 40/sqft whereas gypsum board false ceiling can cost you from Rs 45/sqft if using local low quality material with lesser thickness channel and more centre to centr distance of suspension to Rs 75/sqft if using proper good quality work.
We got this information from our Architect and by the detailed specification we have got from him, we cross checked prices for these from 3 different contractors and roughly got the same prices.

I am getting my house in Bangalore with Gypsum based stuff, made in Malaysia. I am going with the roof borders and partial fall ceilings in the living areas.

I am sorry for the delay as I am away from my home and will post the contact details by tomorrow as I have noted them in my construction work book.
The following are the quotations that I got from him and he's very honest person.
1. Ceiling borders: 45 per running feet. He has got lot of designs to choose and these are made in Malaysia. This made of Gypsum.
2. False ceiling: 55 per sq.ft. We can give our own design and the will as per our wish. Same Gypsum material.
The quality of work is also very good. I will try to take the pictures when I am home and post the details.
