Suggest areas to buy approved plots with budget 10-15L?
Hello All,
I am looking forward to invest on secured bmrda/bda plots with a budget of about 10 to 15 lakh rupees.
Based on the minimal research I have made, planning to look for plots in and around tumkur road(nelamangala), devanahalli,sarjapura...
Please suggest me the areas/projects which can fetch good returns within 5 to 10 years of time.

you can also consider the bmrda areas in and around SLN city (off mysore road). there are some posts in 'site for sale' section in this forum, for this area.

I can suggest you BDA approved sites near to raja rajeshwari medical coll... 2km frm there. Saw there add in TOI this weekend. Layout name is sai shankara BDA layout. he is quoting 1250/sqft.

Tumkur road development is good considered the Fact that good road connectivity & upcoming metro. So i suggest to go for North - North-West,North-East Bangalore for Investment purpose.Since the City has not been developed much in these areas the returns may be good. Suggesting you to look for Only approved layouts in those areas with clear titles.
Below are the few things what i felt- Upcoming stadium,Metro and BMRDA plan to expand bangalore will help the Real estate price to jump in Nelamangala. I visited last month towards Nelamangala Town. The development are Good and the roads are being widened and hope to Get Good Returns on Investment. Good place to invest near MSR Green City towards Doodballapur Rd that will be connecting BIAL to NH4 also railway station is next to it.
Layout Prices with BMRDA (NPA) approval are Rs.800/- to 1000/- Per Sq Ft.
Also it will be near to APMC & Industrial Hub, and Upcoming 302-acre film city, with theme park and golf resort near Hesargatta.
So people who want to invest less than 10 -15 L this is a good place.
Also Lots of layout are being developed there like Rashi , MSR etc.. which have good Brand Name.
Rashi has price Quote of -950 to 1000 Per Sq.ft & MSR has price Quote of -810 to 1000 Per Sq.ft
You can also find other layouts in the similar price range.
Based on these conditions, We a group of friends made a group booking of harsha nagar near MSR Green City for 750 Per Sq Ft two months back.

1) Is Hasrsha nagar a project by bhumi properties? What is the current rate in this layout?
2) Any Idea/opinion on the UPKAR'S GREEN VALLEY near nelamangala? They are quoting 750 rs.

Thanks for the info on Harsha nagar, I am personally not interested in odd sites. Will contact them and see if they have any sites with proper dimensions available.
Also, suggest me few of the other approved layouts in & around nelamangala.
Wrt Upkar, I am planning to visit the layout after few days and will update the post.

I personally feel you should travel near that area and surely you will get an idea, where to invest based on the current development of the layouts.

By considering the City development of Live Example Delhi -that the City Will expanded Via Airport i.e Noida, Gurgaon area towards south Delhi. The same thing will happen in future to North Bangalore due to the airport.
