Hi Awin,

Thanks a lot. Great work.! you have collected all the solid information from the official websites.
all the approvals are there in place, but last official statement from infy was saying no co-op from government for land conversion.
But as per the links provided by you all approval is there, then why infy is not starting the construction at that site..any idea?

Any one who knows the latest info kindly share.

Now, let's go to some negative media/Infosys reports:

After cribbing incessantly until recently about Karnataka State Govt approvals (mostly by the then HR director Mohandas Pai), we now have a Mr. Ramdas Pai quoted by the IBN report saying 'water & road connectivity' as major problems. Let's get to them:
a) Water: As seen in Karnataka Govt docs above, it is true that the state govt has promised water through KIADB. But if u look closely, that is only a small portion of the total requirement. In other words, they have approvals to dig borewells. And 365 acres is a lot of domain to find enough water to serve any number of non-resident employees! The IT industry's water needs are limited to domestic use unlike other water-dependent industries!
b) Road: Connectivity? What??!! The 365 acre property has atleast 600 meters facing SH-35 (state highway - Sarjapur-Attibele road). The SH-35 leads to National Highway 4! For those that aren't aware of the location, check out http://www.wikimapia.org/#lat=12.847619 ... 15&l=0&m=b Wonder if Infosys is expecting the State Govt to build their internal roads!!

Anyone with little common sense would trash the above two as silly reasons for the delay in setting up the project. Infosys has claimed that without these two, their costs would go up 10% over an estimated cost of Rs 1000 Crore = Rs 100 crores. That's pittance for a Rs 1.6 Lakh Crore by Market Capitalization company! Remember there are hundreds of other IT companies (both Indian and MNCs) that thrive in a so-called difficult-indian/bangalorean-terrain. Those companies fend for their own water and space. They don't complain. And they are here to stay for a reason.

Bottomline: If you GRANT the benefit of doubt to Mr. Ramdas Pai as being misquoted, we have a jealous/ignorant journalist with CNN-IBN/CNBC - Sunanda Jayaseelan. If you DENY the benefit of doubt, this whole saga about Infosys-Sarjapur campus is a classic case of 'SOCIALIZE THE COSTS, BUT CAPITALIZE THE PROFITS' by the greedy echelon at Infosys.

AFAIK, there are a couple of land parcels which are not under Infy's ownership (300 acres under Infy's ownership is not a continous land parcel).

@jsnathan - Thank you Sir. My group has too many eggs in the 'Infosys-Sarjapur-Basket' that we have let a crawler daemon out to gather info & make us feel assured that our investments don't go awry. I believe the Karnataka State govt had already given Industrial conversion for the Infosys Lands in 2009 (by Kumaraswamy govt), before the govt gave approvals in 2010-11(Yeddy govt) like Pollution Control Board and BWSSB.

While I agree with rinku_v1 about a small portion of the lands not registered to Infosys yet, I think 258 acres of complete-ownership is enough acreage for Infosys to build a massive campus there. In any case, the first phase of the SEZ close to 60 acres will be taken up first.

While Infosys is expanding in other cities in India, I don't think they'll let go off this huge land bank. We've all known and read about the difficulty involved for these companies to get govt allotted land (remember Singur?) despite tall claims by politicians of those states to the contrary. Further, not everything's white with the projections by the media either. I just think Infosys is simply buying time to their benefit in the midst of the current global economic uncertainty. In the mean time, they keep blaming the State Govt to grab whatever they can from the State Govt. To that effect, I also believe Infosys is a conservative cry-baby unlike other top-line growth oriented companies. While Infosys has hard-cash reserves of close to 20,000 Crores, they aren't in a mood to grow by investing in new products/strategies for the long term. Anyone's guess on what they're going to do with that magnitude of cash!

Infosys is going to build the Sarjapur campus sooner or later.

I have a few sites on attebele sarjapur road for sale it is a BMRDA approved residential layout.It is 2-3 kms from the proposed Insosys campus.I am looking at a price of Rs XXXX per sq ft.Do contact me if anyone is interested.

@Shak: The ongoing rates in this area are deeply skewed based on the developer/nature of the property. On the high-end, Confident Antilla-6 sells for Rs 1900 psqft. Golden Gate properties sells around 1300-1400 psft while you might get a plot much cheaper in the low-end range of 700-800 psft in other low profile and ill developed layouts in the area. The govt stipulated Guidance value around the region is between 600 to 750 per sq ft depending on the village.

Yes, if the total extent of Infosys Sarjapur campus (365 acres) is considered, it borders Tamil Nadu at the deep end. The first phase of the SEZ is going to on the front end facing the Sarjapur-Attibele State Highway (SH 35). The frontage is atleast 600 meters in length facing the SH-35 as measured when I drove through the last time I was in India. Sobha developers (Infosys's official constructor) has already constructed compound wall for the entire land.

And for another fact, Infosys which keeps murmuring about creating its largest employee base in Pune is silently acquiring or petitioning the Karnataka State Govt for more lands in Bangalore. Just google to find out about their recent allocation of about 32 acres of land in KIADB IT Park (Aero Park) close to Bangalore International Airport. Assuming Infosys is not a real-estate company (to accumulate land banks), wonder why Infosys is accumulating land? About 360 acres in Sarjapur and 30 Acres in Devanahalli - undeveloped yet. Land Banks for an IT/Software company that doesn't have expansion plans is a non-performing asset, the appreciation in land prices not withstanding. Agreed that land banks add to a company's Book Value (on stock prices), but the investments can still be considered non-performing as long as Infosys sticks to software development. This is particularly true of Sarjapur where they bought a huge 350 acres from open market and not from KIADB/Govt.

Already govt. has handedover the one near Internal airport to infosys which has 8K employee strength

I think the ingredients for Infosys Sarjapur Campus are close to being in place. Waiting for the day Infosys will break ground at the 300-Acre Sarjapur Campus.

Today's news: Infosys has applied for FAR revision with the Karnataka Govt. BMRDA needs to take a decision on the FAR. I don't know why Infosys needs more than 26 Million Sq Ft of constructed space (FAR of 2.0 over 300 Acres)!!
